This is a hybrid role for a designer-operator with a sharp eye for aesthetics and a strategic mind. The person will be instrumental in developing our distinct shophouse identity. The candidate will be responsible for both sourcing and acquiring new properties (Supply BD) and overseeing the full onboarding process (Project Manager) to ensure they are launch-ready on time, on brand, and within budget. This role combines strategic negotiation with operational execution — turning opportunities into thriving living spaces.

Reports To: General Manager

Key Responsibilities

  • Supply & Acquisition (40%)

Identify and assess shophouse opportunities in target neighborhoods that meet brand and market standards.

Lead lease negotiations with landlords and sign them into the portfolio.

Build relationships with agents, landlords, and property developers.

Maintain a robust pipeline of supply opportunities with timely follow-ups.

  • Design Direction & Space Planning (25%)

Lead the interior design concept for new properties in alignment with the brand.

Work with FARM and/or appointed designers to develop a cohesive, scalable design language.

Approve layouts, mood boards, FF&E, and styling.

Produce or review layouts, space plans, and mood boards.

Ensure each unit balances comfort, character, and operational efficiency.

  • Project Management (25%)

Manage the onboarding and transformation of new properties from handover to member-ready.

Oversee contractors, vendors, timelines, and budgets.

Conduct quality control checks to ensure spaces meet brand standards.

  • Landlord Relationship Management (10%)

Ensure landlord satisfaction post-signing and during handover.

Maintain warm relationships for renewals, referrals, and long-term trust.

Core Competencies

  1. 2-3 years of experience in architecture or interior design
  2. Strong understanding of both creative design and practical project execution
  3. Interest in real estate or leasing with willingness to negotiate and close deals
  4. Excellent communicator and coordinator
  5. Detail-oriented with a passion for timeless, hospitality-inspired interiors
  6. Self-starter who thrives in an entrepreneurial, fast-moving setup

Success Metrics / KPIs

  1. Number of signed properties added to portfolio (per quarter/year)
  2. % of lease deals successfully negotiated within target terms
  3. Onboarding timelines (average number of weeks from signing to launch)
  4. Design approval success rate (first-round approvals with minimal revisions)
  5. Project budget adherence (% delivered within allocated CAPEX)
  6. Launch quality scores (e.g., post-handover defects, team feedback)
