Julian Grey’s client is a real estate developer seeking an experienced Project Executive to manage landed property projects from demolition to CSC, including site coordination, authority liaison, and post-TOP follow-up.

Responsibilities

  • Manage and coordinate landed property development projects from demolition to Certificate of Statutory Completion (CSC).
  • Report to the Construction Manager or Project Director and support day-to-day execution of project and site deliverables.
  • Support early-stage planning, including feasibility, scheduling, and authority submissions for demolition and building plans.
  • Oversee site clearance, utility disconnections, and safe execution of demolition works in compliance with regulations.
  • Coordinate with architects, engineers, consultants, main contractors, subcontractors, and authorities to ensure effective planning, sequencing, and resolution of site issues.
  • Monitor construction progress through regular site visits, ensuring work is carried out according to approved plans, specifications, safety standards, and schedule. Supervise site labour and subcontractors to maintain on-site discipline and quality control.
  • Prepare and update progress reports for internal stakeholders and clients, highlighting key milestones, delays, and resolutions.
  • Assist with statutory submissions for TOP and CSC and ensure timely approval from relevant authorities.
  • Compile and organize as-built drawings, warranties, O&M manuals, and other documents for project handover.
  • Address customer enquiries and manage post-TOP issues, including defect rectification and follow-up to ensure satisfaction.
  • Support quantity surveying tasks such as cost estimation, procurement coordination, and budget tracking.
  • Prepare basic visual materials (e.g., renderings) for documentation and presentation purposes as needed.
  • Review and manage requisition of materials and equipment to support timely construction progress.
  • Resolve on-site technical issues in collaboration with consultants, engineers, or contractors as needed.

Requirements

  • Diploma or Degree in Building, Construction Management, Civil Engineering, Real Estate, or related field.
  • Minimum 3 years of experience in landed property development, overseeing works from demolition to CSC.
  • Strong knowledge of construction methods, local authority submission processes (BP, TOP, CSC), and site safety requirements.
  • Willing to attend site regularly to monitor progress, coordinate works, and resolve on-site issues.
