Operations Manager

Responsibilities

• Lead the Commercial Operations team in strategising and implementing initiatives to enhance and preserve the asset value of assets in the cluster.
• Implement appropriate programs to ensure:
• Uninterrupted operations of all essential services such as utilities, air conditioning, fire protection & security.
• Staff are fully trained and conversant in the maintenance and operations of fire and life safety systems.
• All service and preventive maintenance programs are carried out regularly and effectively.
• Staff attends to service calls and work orders promptly and effectively.
• Prepare annual review of the Asset Plan and implement for each asset in the portfolio.
• Administer leases entered into with all tenants, handing over and taking possession of leased units, liaise and manage the respective tenants renovation process and tenant relationship management.
• Prepare annual Operational and Capital Expenditure (‘Capex’) budget and regular forecast including management reporting and competitor analysis.

Requirements

• Degree in Building, Real Estate or Business.
• Minimum 6 years' experience in property and/or tenant management.
• Good communication and interpersonal skills.
• Resourceful, energetic and passionate to drive initiatives.
