What the role is:
We are looking for a Design Manager to be involved in the design review & advisory process of building projects from the Planning & Design stage. You will perform the role of Project Advisor from the inception of the project, i.e., Master Planning stage, until handover to our FM Operations and Maintenance team. You are also required to work closely with our Customers, Project Managers, Design Consultants, and Contractors to embed the Technical, Planning, and Design reviews of the project from functional, operational, and maintenance perspectives.
What you will be working on:
Review & Advisory of the following:
- Management of the Project Process from the Design to Handover/Takeover
- Project Brief, Consultants scope, Selection process, Users Requirements, and Project formation
- Planning, Design, and Construction requirements from the performance & functional, maintenance, and operations perspectives
- Planning, Design, and Construction reviews based on industry best practices for building projects—functional, constructability, maintenance, and operation
- Detailed Design and Construction Proposals reviews based on Design for Maintenance, Design for Manufacturing & Assembly, Life Cycle Costing, Maintenance Strategy, Design for Safety, Quality Assurance, authorities' requirements, and industry standards
- Perform site inspections & reviews of all assigned properties, equipment, and estates to ensure compliance with quality, maintenance, operations, safety, and environmental standards set by JTC and other authorities
- Plan & prepare for Maintenance and Operations strategies
- Involved in Testing & commissioning to ensure operational and maintenance goals are met
- Manage the Defects Liability Period with the Project Team
- Manage the Operations and Maintenance processes post-project handover
- Advise on Tenancy layouts, fit-outs, and fitting works to meet landlord requirements
- Engage proactively with stakeholders to develop solutions considering maintainability, costs, and tenant operations
- Drive discussions on FM operations for efficient building management
- Manage contracts with FMC management, variations, and budgets
- Review and update processes, develop new procedures like Work forms, ISO, SOPs, checklists, etc., to ensure efficiency
- Document lessons learned and contribute to process improvements throughout project and operational lifecycle
What we are looking for:
• Background in Architecture, Mechanical or Electrical Engineering, Facilities Management, or related fields
• At least 5 years of experience in Design, Maintenance, Operations setup, and Project Management in building projects
• Knowledge of various Planning & Design typologies, including Core & Shell and Fitted-out projects
• Familiarity with Design for Maintainability and Sustainability is a plus
• Experience in Property Operations and Maintenance is advantageous
• Strong knowledge of Architecture, Building Systems, Mechanical & Electrical Design, Construction Methodologies, Quality & Safety Assurance, Maintainability, and Operations is highly preferred
