Carry out defects management / rectification, testing and commissioning with relevant stakeholders and contractors;
Review and plan the maintenance and operation of the M&E systems, building services. Ensure all equipment and services are operated and maintained in accordance with requirements and specifications;
Prepare annual budgets for operating expenditures and capital expenditures for improvement works;
Supervise and manage engineering term contractors (ACMV, Electrical, ELVS, P&S, Lifts, Escalators, BMUs) to ensure that all term contractors deliver the contractual level of service standard;
Prepare tender exercise for renewal of term contracts, improvement, and major repair works;
Implement and manage energy, water efficiency, and relevant sustainability measures;
Supervise the engineering executive and a group of senior technicians and technicians;
Provide technical inputs to Leasing and FM Manager on tenants' fit-out works and operation requirements;
Attend to requests / feedback from tenants and customers;
Any other duties assigned.
Requirements
Diploma or Degree in Mechanical Engineering, Electrical Engineering, Building Services or equivalent;
Minimum 5 years (degree holder) or 8 years (diploma holder) of building management, maintenance, and operation of M&E systems and equipment work experience in the real estate or related industries, with at least 5 years of supervisory experience;
Familiar with the building industry and maintenance standards such as the Singapore code of practices, Singapore Standards, Green Mark requirements;
Good communication and interpersonal skills;
Related work experience in similar Grade A or high-end developments will be advantageous.
