Our client, a Japanese-listed building developer, is seeking a Manager of Building Services to oversee the operations and maintenance of building systems, ensuring efficient functioning and a high standard of service across their retail property.

This position reports to the Senior Manager (Building Services & M&E Services).

Responsibilities

1. Oversee day-to-day shopping centre operations and cultivate strong relationships with tenants, contractors, the Department Store, and superior landlords.
2. Coordinate and supervise tenant renovation and reinstatement works.
3. Manage submission processes to relevant authorities and superior landlords.
4. Lead mall reconfiguration and Asset Enhancement Initiatives (AEI) projects.
5. Develop and execute preventive maintenance schedules.
6. Supervise contractors involved in retail centre operations and maintenance.
7. Assess and review the performance of service contractors.
8. Ensure timely execution of repair and maintenance tasks.
9. Handle emergencies, including evacuation procedures and reporting to authorities.
10. Prepare and propose the department’s annual budget, covering operating and capital expenditures.
11. Perform any additional duties as assigned by the company.

Requirements & Preferences

(Must)

1. Bachelor’s degree, preferably in Building, Mechanical/Electrical Engineering, Facilities Management, Real Estate Management, or a related field.
2. At least 5 years of relevant experience in a company involved in shopping centre management.
3. Basic knowledge of Mechanical & Electrical (M&E) systems.
4. Flexibility to work on Saturdays, Sundays, or public holidays (9:00 AM - 6:00 PM) once or twice a month, with time off provided on weekdays.
5. Proficiency in English to communicate effectively with counterparts.

(Advantageous)

1. Knowledge and experience with AutoCAD software.
