Job Description

You will be part of the Asset Management (Commercial Management (Singapore)) – CLAR team and reporting to the Vice President, Asset Management. In this role, you will be working closely with various teams across CLARML and Commercial Management to:

Job Description

  • Maximize value of properties through formulation, development and implementation of strategies for asset positioning and increasing Net Property Income as well as NPI margin

  • Improve revenue management and revenue generating capabilities of the properties managed

  • Manage and control operating and capital expenses, while maintaining services commensurate with the long-term positioning of the properties

  • Responsible for the Profit and Loss of the properties

  • Initiate Asset Enhancement initiatives to improve returns on the properties

  • Lead and/or contribute to functional initiatives and special projects that cut across the entire asset management team

  • Perform other tasks which include:

    • Oversee all asset-related matters such as negotiation and execution of leases, head lease renewal, property tax, credit control, etc.

    • Engage authorities on regulatory issues such as JTC Anchor Tenant requirements, Change of Use applications and Land Betterment Charge

    • Involve in customer relationship management such as maintaining tenant contact with major tenants, working through solutions to meet requests, etc.

    • Review existing policies and practices to improve efficiency and achieve desired results for assets managed

    • Formulate annual budget and annual asset plan for new financial year

    • Responsible for putting up proposals/papers and updating of reports

Job Requirements

  • Degree in Real Estate/Business/Finance or related discipline

  • Minimum 6 years of relevant experience in real estate industry, preferably with experience managing office or industrial assets

  • Familiar with real estate markets, valuation methodologies and asset management

  • Possess strong analytical and financial skills

  • Proficient in Microsoft Excel application

  • Excellent communication and interpersonal skills

  • Able to work independently with minimal supervision
