Job Summary: The Leasing Manager is responsible for overseeing the leasing operations of various properties, ensuring high occupancy rates, and maintaining positive tenant relations. This role involves developing leasing plans, managing lease agreements, and coordinating with different teams to achieve operational and financial goals.
Key Responsibilities:
- Leasing Strategy: Develop and implement leasing plans to ensure a balanced mix of tenants and optimal occupancy rates.
- Occupancy Management: Track and maintain occupancy rates at target levels, ensuring rental terms are competitive within the market.
- Debt Management: Reduce bad debts in accordance with company policies and manage tenant arrears effectively.
- Site Sourcing: Identify and evaluate potential new sites through contacts with property agents.
- Lease Negotiations: Negotiate head lease renewals with landlords.
- Tender Management: Participate in tender processes for new sites, including site visits, preparation of tender documents, and monitoring results.
- Tenant Relations: Collaborate with operations teams to resolve day-to-day tenant issues.
- Facility Coordination: Work with facilities teams on renovation projects and new stall planning.
- Lease Administration: Ensure tenancy agreements and related forms are completed accurately.
- Reporting: Provide daily updates on new leads, prospecting status, renewal discussions, and tenant issues.
- Property Management: Oversee all properties under the company's portfolio.
- Enquiry Handling: Manage new enquiries and lease renewals for various outlets.
- Team Leadership: Lead and supervise the leasing team.
Qualifications:
- Bachelor's degree in Business Administration, Real Estate, or a related field.
- Proven experience in leasing or property management.
- Strong negotiation and communication skills.
- Knowledge of local real estate laws and regulations.
- Proficiency in SAP system.
