Job summary

HR EXCHANGE PTE. LTD. is expanding and seeking candidates with experience in real estate, data center or digital infrastructure investments to originate, screen and underwrite deals.

The role involves working with Investment Directors and Managing Partners across APAC, building and stress-testing financial models, and coordinating due diligence and execution for cross-border transactions. Candidates should have at least 4 years in the field, strong analytical skills, and the ability to manage

Qualifications

• Bachelor-level or higher in Economics, Finance, Accounting, Business or related disciplines with at least 4 years of experience in real estate, data center or digital infrastructure investment or private equity.
• Strong financial analysis and advanced spreadsheet modelling skills; able to build and stress-test models independently.
• Passionate about APAC real estate and data center markets and evolving sector developments.
• Able to work independently in a fast-paced environment with excellent organisational skills and meticulous attention to detail across concurrent live deals.

Responsibilities

• Deal origination and evaluation with investment directors to originate, screen and underwrite mandates in data center sector.
• Financial modelling and underwriting of development/operating models, including IRR, equity multiples, JV waterfalls, debt sizing and exit valuation.
• Support project execution including technical, power, land, legal and tax due diligence, documentation, and commercial negotiations.
• Conduct market research on new markets, grid constraints, hyperscaler demand, pricing trends and competitor activity.
• Prepare investment committee memos and reporting for investors, capital partners and senior leadership.
• Coordinate with local teams, JV partners, developers and operators on site-level and regional communication.

Job description

Responsibilities

• Deal Origination & Evaluation - Work alongside Investment Directors, Managing Directors and Managing Principals to originate, screen and underwrite investment mandates in the data center sector across multiple jurisdictions, taking ownership of assigned deals and workstreams.
• Financial Modelling & Underwriting - Build and maintain development and operating models from a blank page, covering project IRR and equity multiples, JV waterfalls and promote structures, debt sizing, cross-border tax considerations, sensitivity analyses and exit valuation.
• Execution & Due Diligence - Support the Investment Director in leading project execution, including technical, power, land, legal and tax due diligence, documentation, commercial negotiation and coordination with deal counterparties, service providers, banks and JV partners.
• Market Research - Manage research into new markets and data center technologies, tracking power and land availability, grid constraints, hyperscaler and colocation demand, lease and land comps, pricing trends and competitor activity to inform capital deployment.
• Stakeholder Engagement - Author investment committee memos and prepare reporting and updates for investors, capital partners and senior leadership; present analysis and recommendations clearly and concisely.
• Asset & Partner Support - Coordinate with local teams, JV partners, developers and operators on site-level and operational matters, and manage day-to-day communication with key partners and advisors across the region.

Requirements

• Degree holder in Economics, Finance, Accounting, Business or related disciplines with minimum 4 years' experience in real estate, data center or digital infrastructure investment, private equity or investment banking preferred; MBA/CFA an advantage.
• Possess strong financial analysis and advanced spreadsheet modelling skills, with the ability to build and stress-test models independently.
• Passionate about the APAC real estate & data center markets and evolving sector developments.
• Able to work independently and proactively in a fast-paced environment, with strong organisational skills and meticulous attention to detail across concurrent live deals.
• Good team player with excellent communication and interpersonal skills, comfortable with cross-border execution and regional travel.
