Job summary

CapitaLand Investment Limited (CLI) is a leading global real asset manager based in Singapore with a strong Asia footprint. This role supports Investment Management, Portfolio Management and Asset Management through financial modelling, market analysis, due diligence, and investor reporting.

The candidate will work with cross-functional teams to prepare reports, assist fundraising activities, and contribute to asset performance reviews, while developing skills in real estate finance.

Qualifications

• Currently pursuing a Degree or Diploma in Real Estate, Business, Finance, or related disciplines.
• Proficient with Microsoft Excel and PowerPoint.
• Prior knowledge in programming languages is advantageous.
• Meticulous and numbers-oriented, with good communication skills.

Responsibilities

• Assist with financial modelling for project analysis and evaluation.
• Conduct market research on country, city, local area and real estate trends, with financial analysis.
• Assist in underwriting including due diligence through to deal completion.
• Prepare reports and presentations for management approvals.
• Portfolio monitoring and regular reporting to investors.
• Assist fund managers in fundraising activities and investor communications.
• Support asset management through performance analysis and cost control.
• Prepare annual property business plans and portfolio reports.
• Perform ad-hoc duties as assigned.

Job Description

Investment Management

• Assist with financial modelling for project analysis and evaluation
• Conduct thorough research on various scales ( country, city, local area ) and sectors, along with financial analysis of real estate markets and identifying key market trends
• Assist in underwriting including due diligence, and seeing through the entire process until the completion of deals
• Prepare written reports and carry out presentations to the relevant management levels for approval

Portfolio Management

• Portfolio monitoring of existing investments and performing of regular reporting functions, including the understanding of annual business plans for assets under management and periodic asset management reports to investors
• Assisting respective fund managers in various fund-raising activities, such as in the preparation of investor presentations, handling investors’ RFPs and due diligence Q&A etc.
• Assisting fund managers in various fund management activities such as performance analysis, hold-sell analysis, liquidity analysis, liaising with fund administrators and finance teams, ad-hoc compliance and tax review etc.

Asset Management

• Assist in overseeing the performance of assets by analysing asset performance versus market benchmarks, managing partner relationships which involves the regular review of tenancy mix, asset positioning, implementing of effective marketing plans, and keeping control of operating expenses to maximise net operating income from assets
• Assist in the preparation and review of comprehensive annual property business plans
• Prepare monthly / quarterly / annual portfolio reports covering financial performance, leasing / sales status etc.
• Perform any other ad-hoc duties as assigned

Requirements

• Currently pursuing a Degree or Diploma in Real Estate, Business, Finance, or any other related disciplines
• Proficient with Microsoft Excel and PowerPoint
• Prior knowledge in computer programming languages is advantageous
• Meticulous and good with numbers
• Good communication skills, competency in Japanese or Korean is a plus
