Asset Manager (Retail & Commercial Real Estate)

Are you passionate about real estate and driven to enhance asset performance? We are looking for an experienced Asset Manager to oversee a portfolio of commercial and retail properties. You will be responsible for maximizing asset value, improving operational efficiency, and executing strategic enhancement initiatives.

Key Responsibilities:

• Develop and implement asset strategies to optimize Net Property Income (NPI) and margin performance.

• Strengthen revenue management and identify opportunities to grow revenue streams.

• Manage and control operating and capital expenditures, ensuring alignment with the asset's long-term positioning.

• Take full ownership of the Profit and Loss for assigned properties.

• Lead Asset Enhancement Initiatives (AEIs) to boost property returns and market competitiveness.

• Oversee lease negotiations, head lease renewals, credit control, property tax, and other asset-related matters.

• Engage with authorities on regulatory requirements, such as JTC Anchor Tenant mandates and Change of Use applications.

• Maintain relationships with key tenants, resolving issues and fostering long-term partnerships.

• Prepare annual budgets, asset plans, performance reports, and management proposals.

• Drive special projects and cross-functional initiatives to improve team efficiency and asset performance.

Requirements:

• Bachelor’s degree in Real Estate, Finance, Business, or a related discipline.

• At least 5 years of relevant experience managing commercial and/or retail real estate assets in Singapore.

• Proven financial and analytical capabilities in budgeting, forecasting, and investment evaluation.

• Strong stakeholder management and negotiation skills.

• Knowledge of Singapore’s property regulations, ESG frameworks, and market dynamics.
