PERSOL is seeking a senior finance professional to lead group treasury, liquidity planning, and M&A activities in Singapore. The role requires hands-on experience in hedging, valuations, and tax optimization for real estate investments.

You will drive forecasting, capital structure optimization, and regulatory compliance, collaborating with banks and internal stakeholders to safeguard the company’s financial health.

Qualifications

  • Bachelor’s degree in Finance, Accounting, Economics, or Real Estate.
  • CFA/CA/ACCA or equivalent preferred.
  • 7–10 years in corporate finance, investment banking, or treasury.
  • Proven experience with SGX Listing Manual and Singapore Code on Take-overs.
  • Knowledge of corporate valuation methodologies and real estate asset modeling.
  • Expertise in interest rate and foreign exchange hedging strategies.
  • Strong understanding of direct and indirect tax regimes for real estate investments.
  • Demonstrated ability to ensure regulatory compliance.

Responsibilities

  • Manage group-level cash flow, liquidity planning, and working capital optimization across portfolios.
  • Develop and implement hedging strategies for currency and interest rate risks using instruments like swaps and forwards.
  • Lead treasury forecasting with sensitivity analyses on interest rates and FX fluctuations.
  • Oversee debt financing, negotiate with financial institutions, and optimize capital structures to reduce WACC.
  • Conduct complex company and asset valuations (DCF and comps) for real estate assets and corporate entities.
  • Direct M&A processes from pipeline development through due diligence and negotiation phases.
  • Build and maintain financial models to evaluate acquisition and divestment opportunities.
  • Ensure compliance with the Singapore Code on Take-overs and Mergers for all relevant transactions.
  • Act as the internal expert on SGX Rulebook and related listing obligations.
  • Optimize the group’s tax position by managing direct and indirect tax responsibilities.

Job description

Responsibilities:
  • Manage group-level cash flow, liquidity planning, and working capital optimization across various portfolios.

  • Develop and implement effective hedging strategies for currency and interest rate risks using financial instruments such as Interest Rate Swaps and Forwards.

  • Lead treasury forecasting, conducting sensitivity analyses on interest rates and foreign exchange fluctuations.

  • Oversee debt financing, negotiate with financial institutions, and optimize capital structures to reduce the Weighted Average Cost of Capital (WACC).

  • Conduct complex company and asset valuations, including DCF and comparable analysis, for real estate assets and corporate entities.

  • Direct M&A processes from initial pipeline development through due diligence and negotiation phases.

  • Build and maintain financial models to facilitate the evaluation of acquisition and divestment opportunities.

  • Ensure compliance with the Singapore Code on Take-overs and Mergers for all relevant transactions.

  • Act as the internal expert on compliance with the SGX Rulebook and related listing obligations.

  • Optimize the group’s tax position by managing both direct and indirect tax responsibilities.

Requirements:
  • Bachelor’s degree in Finance, Accounting, Economics, or Real Estate.

  • CFA/CA/ACCA or equivalent professional certification is strongly preferred.

  • Minimum of 7–10 years of experience in corporate finance, investment banking, or treasury, focusing on the Real Estate sector.

  • Proven track record with the SGX Listing Manual and the Singapore Code on Take-overs and Mergers.

  • In-depth knowledge of corporate valuation methodologies and real estate asset modeling.

  • Demonstrated expertise in interest rate and foreign exchange hedging strategies.

  • Strong understanding of direct and indirect tax regimes as they pertain to real estate investments.
