Job description

Job Summary

  • Assist the Facilities Management Manager on the critical facilities, soft services, and hard services to ensure effective and uninterrupted functioning of the facility

Responsibilities

Critical Facilities Operations and Maintenance

  • Assist facility manager in managing, operating, and maintaining the water-cooled chiller, ACMV (Air-Conditioning and Mechanical Ventilation) and ISO grade clean rooms to ensure optimal environmental conditions for production and cleanroom facilities.

  • Perform troubleshooting, preventive, and corrective maintenance on chillers, air handling units (AHUs), make-up air units (MAUs), fan coil units (FCUs), dehumidifiers, exhaust systems, and ventilation fans.

  • Optimize chiller plant performance, ensuring energy efficiency while maintaining required temperature and humidity levels.

  • Analyze system performance and propose energy-saving initiatives to improve facility efficiency.

Cleanroom Facilities Management (ISO Class & Medical Grade)

  • Oversee the operation and maintenance of ISO-class cleanrooms and medical-grade cleanrooms, ensuring compliance with ISO 14644 standards and GMP (Good Manufacturing Practice) requirements.

  • Monitor and maintain temperature, humidity, differential pressure, airflow, and particulate levels within cleanrooms.

  • Ensure cleanroom sensors and display boards are calibrated and maintained.

  • Coordinate with third-party vendors for periodic cleanroom audits, requalification, and filter integrity testing.

Building Management System (BMS) & Room Monitoring System (RMS)

  • Manage and oversee the Building Management System (BMS) to ensure all HVAC, ACMV, lighting, and energy systems function as intended.

  • Oversee the Room Monitoring System (RMS) for real-time tracking of critical parameters, including temperature, humidity, and pressure differentials in cleanrooms and controlled environments.

  • Investigate alarms and deviations from set parameters and implement corrective actions promptly

  • Generate monthly trend analysis reports and recommend system improvements to enhance facility performance.

Hard & Soft Services (Secondary Responsibility)

  • Assist facility executive on hard services such as fire protection systems, electrical systems, plumbing, sliding doors, and lift maintenance to ensure all building systems remain fully operational.

  • Assist facility executive on soft services, including cleaning (cleanroom & office), security, landscaping, pest control, and waste management, ensuring compliance with service level agreements (SLAs).

  • Support facility executive on facility inspections to identify potential maintenance issues and implement corrective actions proactively.

Compliance, Audit & Safety

  • Ensure all facility operations comply with ISO standards, GMP, workplace safety, and environmental regulations.
    Support internal and external facility audits, validation, and regulatory inspections related to cleanroom and HVAC systems.

Vendor & Project Management

  • Manage external contractors for HVAC, cleanroom maintenance, chiller servicing, and facility upgrades.
    Review and approve service contracts and maintenance agreements for facility systems.
    Oversee facility upgrades, retrofits, and new installations related to HVAC, cleanroom, and building management systems.

Requirements

  • Minimum Diploma in Engineering or relevant technical qualification with 5 years experience in semiconductor, pharmaceutical, life science, or medical devices manufacturing setting.

  • Degree add advantageously.

  • Good interpersonal relationships and communication with contractors

  • Computer literacy with the ability to produce technical reports
