Job description

Main Responsibilities:

• Develop & execute asset management strategies and plans for the portfolio of outlet malls to generate sustainable income streams.
• To develop and implement tactical approaches to translate raw data into business insights through data analytics for strategic decision making at management level.
• Regular reporting on the performance of the assets based on the operating matrices of rental, occupancy, tenants’ profile, promotional events etc. as well as market research on the latest trending in outlet industry including competitors’ analysis.
• Prepare budgets and periodic forecasts relating to net property income and capital expenditure of portfolio. These include yearly budgets and quarterly forecast updates of asset performance.
• To evaluate the feasibility of Asset Enhancement Initiatives and/or work that adds value to the portfolio of assets. Also includes monitoring the progress and improvement works to ensure that they are completed on time, and within the specified standards and budgets.
• Establish healthy and collaborative working relationships with different stakeholders.
• Assist investment team in evaluating new assets for acquisition by providing parameters for rental rates, development costs, delivery standards, market characteristics, etc. Work with the investment team during the due diligence process for such assets to/and ensure smooth transition of assets from the investment team to the asset team post-acquisition.
• Assist in the preparation of Sustainability Report relating to asset management.
• Any other work that may be required from time to time.

Requirements:

• Have a recognized degree in Real Estate, Business, Finance, Economics or their equivalents from reputable tertiary institutions.
• Have a minimum 2 years of relevant working experience with developer, REIT, fund, investment or other similar institutions preferably.
• Proficient in both spoken and written English and Chinese language
• Competent with software programs like Microsoft word, Power-point, Excel & Power BI.
• Able to work independently and in a team
• Able to deliver quality work within tight timeline when necessary.
