About the Role

We're looking for a proactive and experienced Estate Manager to lead the day-to-day operations of a residential estate. You'll be the key driver in ensuring the smooth running of essential services, managing site teams, and maintaining high standards across the board. This role is ideal for someone who thrives in a hands-on environment, is highly organized, and enjoys building strong relationships with both residents and service partners.

What you will be doing:

• Oversee daily maintenance and operations of the estate, covering critical services such as building hygiene, water, electricity, air-conditioning, and car park management.
• Lead and supervise a site team, including planning duty rosters and assigning daily tasks.
• Manage contract and vendor performance, ensuring service quality and compliance with contractual terms.
• Coordinate health and safety initiatives across the site, ensuring a secure and well-maintained living environment.
• Vet and approve renovation plans and supervise tenants' fit-out works in accordance with estate guidelines.
• Administer procurement processes and oversee tender exercises, including renewals of term contracts.
• Prepare monthly management reports with clear operational insights for clients.
• Develop and manage annual budgets for both Opex and Capex expenditures, ensuring cost efficiency and proper financial planning.

We're looking for someone who's:

• Holds a Diploma or Degree in Facilities Management or a related discipline.
• Has at least 3 years of relevant experience managing residential properties with a strong grasp of estate operations and vendor management.
• Meticulous with an eye for detail and strong problem-solving skills.
• Able to anticipate issues and resolve them independently to ensure uninterrupted estate operations.
• Possesses excellent interpersonal and communication skills to lead site teams and build rapport with residents and stakeholders.
• Confident in managing diverse responsibilities while maintaining a high standard of professionalism.
