Responsibilities
Before Land Acquisition:
- Lead design development for tender feasibility study.
- Work with selected Consultants to prepare Design Brief for the proposed development, A&A or fit-out works, as the case may be.
- Coordinate project meetings with Consultants and stakeholders' representatives.
- Review design proposals, project budget, schedule, and quality of finishes and systems.
Post Land Acquisition:
- Monitor progress of work against the desired schedule.
- Lead project team through design development and detailing.
- Review Consultants’ tender drawings and specifications.
- Monitor submission and approval progress with Government Authorities.
- Support Developer’s Marketing Team in preparing marketing materials and liaising with model makers.
- Assist in landscape and interior design work.
- Prior to completion and hand-over of buildings/fitted units to stakeholders, supervise joint site inspections with consultants and contractors.
- Upon project completion, supervise submission of site documents and as-built drawings handover, training by trade specialists, and defects rectification by contractors.
- Supervise and review Final Account preparations by Consultants and discuss with Contractors.
- Identify and follow up with Contractors on defects rectifications after project completion.
Project Development, A&A and Fit-Out Management:
- Work closely with internal and external stakeholders including Management, Building Owners/Landlords, Consultants, Contractors, and relevant Government Agencies to achieve project scope, specifications, budget, and schedule.
- Conduct Value Engineering (VE).
- Attend progress update meetings hosted by stakeholders.
- Submit site progress, tracking, and cost reports to stakeholders.
- Seek timely approvals from stakeholders.
- Prepare Employer’s Requirements for tender exercise.
- Lead project team members and manage development, A&A, or fit-out process from inception to completion in compliance with Authority requirements; deliver the project with the desired quality and performance requirements.
- Identify and manage project risks and project performance to ensure successful delivery.
- Review and ensure drawings details comply with regulatory and authority requirements.
- Supervise Contractors’ fit-out works if required.
- Implement and monitor design and site working condition and environmental control measures.
Requirements
- Possess a Bachelor Degree in Architecture or equivalent.
- Familiar with the local authority planning, submission, and approval procedures and requirements.
- Minimum 5 years of relevant experience; experience with developer background will be preferred.
- Experience in project management in building development, A&A, and office fit-out projects is an added advantage.
- Strong communication and problem-solving skills.
- Driven individual with the ability to work independently.
- Meticulous, able to take initiative, and multi-task.
