Our client (Taiwan Logistics Industry) is a total warehousing solution provider. They are currently seeking for Assistant/ Design Manager to oversee the end-to-end design and construction process for a warehouse development project in Singapore.
This includes involvement from the preliminary design phase through to project close- out, ensuring successful execution in alignment with project goals and timelines.
JOB DIMENSION (SCOPE)
Project Inception and Initiation
- Collaborate with internal and external stakeholders to define project objectives, scope and basic specifications.
- Develop and manage comprehensive project plans, including timeline and budget.
- Collaborate with the Investment Team to develop a comprehensive project feasibility plan, encompassing a detailed cost estimate, in-depth market analysis, and a preliminary floor plan that adheres to local building codes and regulations.
Planning and Design Development
- Lead the client consultant meeting (CCM), technical coordination meeting (TCM) and others that related to project matters.
- Lead the design development with design thinking process, ensuring alignment with project specifications and regulatory standards.
- Coordinate with architects, engineers, and consultants to develop the design drawing for authority submission and tender purposes.
- Implement value-engineering strategies to optimize design for cost-efficiency and functionality.
Pre-Construction & Procurement
- Ensure all tender drawings are accordance to design brief & standard specifications and compliance with authority guidelines, requirements,
- company standard as well as industry standards.
- Assist in the selection of contractors and suppliers through the bidding process
- Assess submitted bids based on predefined criteria such as cost, experience, technical capability, and compliance with project requirements
During Construction
- Address design-related issues and implement solutions promptly.
- Conduct site visits to assess construction quality and compliance as when required.
Project Close-Out & Others
- Ensure all project deliverables are meeting tender specifications and meeting company quality standards.
- Facilitate the handover process to Facilities Management, including documentation and O&M.
- Review project performance and compile lessons learned for future projects.
- Any other relevant tasks assigned from time to time
JOB REQUIREMENTS
- Initiative taker with positive attitude, willing to learn, passionate and a keen eye to detail;
- Strong project management and organizational skills;
- Excellent communication and leadership abilities;
- Knowledge of local building codes and regulations;
- Good interpersonal with the ability to communicate effectively at all levels and functions;
- Able to travel to between site and office as when required.
ESSENTIAL AND FUNCTIONAL SKILLS REQUIRED
- Candidate must possess at least Bachelor Degree in Civil & Structural, Architectural, Town Planning, Construction Management, Quantity Surveying or equivalent qualification;
- Minimum 8 year(s) working experiences in real estate developer and construction related experience;
- Experience in consulting is preferred;
- Proficiency in using Microsoft Office Suite and AutoCAD;
