Duties and responsibilities

The key responsibilities include:

  1. Responsible for the overall day-to-day maintenance and operations of M&E systems in the building including electrical installation, ACMV system, lighting, generators, AV System, vertical transportation system, fire safety system, telecommunication, plumbing & sanitary system;
  2. Monitor and maintain the efficient and safe operation of all M&E & related systems to ensure smooth operations;
  3. Ensure all systems operate in accordance to the system design and operation intent;
  4. Develop and monitor preventive and comprehensive maintenance plan for the systems;
  5. Plan and procure parts & maintenance services within set budgets;
  6. Coordinate and supervise maintenance activities to ensure contractors / vendors and technicians complete all repair and maintenance work within the required timelines and standards;
  7. Carry out ad-hoc project works to enhance the M&E and related systems;
  8. Review and approve tenant fit-out application;
  9. Prepare Expense Approvals and Proposal Papers for client’s approval;
  10. Manage the delivery of excellent customer services consistent with the company’s service standards and brand attributes;
  11. Forecast, plan and prepare annual marketing budget and monitor expenditure within the approved budget;
  12. Liaise with and ensure professional management of tenants, business partners, government agencies, vendors/suppliers;
  13. Member of CERT Team – Site Management Controller;
  14. Prepare and submit monthly reports;
  15. Lead and supervise the M&E Executive to achieve set KPIs;
  16. Work closely with the other departments to deliver the above duties.

  3. Achieve target deliverables for business plans, monthly reports and budgets;
  4. Attain best value for money outcomes on service contracts and facilities cost services;

  6. Ability to work under pressure and meet set timelines;
  7. Client and tenants customer satisfaction;
  8. Meet Standards and audit requirements.

Required Qualifications & Experience

  1. Degree in Mechanical/ Electrical Engineering or its equivalent with at least 5 years of experience; or
  2. Diploma in Building Services/ Mechanical/ Electrical or its equivalent with at least 8 years of experience;
  3. Relevant experience in managing high rise commercial buildings or mixed developments;
  4. Knowledge of operation, maintenance, renovation practices and related local ordinances;
  5. Experience in formulating and implementing maintenance policies and procedures, project management for capital works;
  6. Independent with integrity, innovative, proactive and resourceful;
  7. Good organization, problem solving and communication (verbal and written) skills;
  8. Managerial experience is essential and ability to work under pressure;
  9. Good interpersonal skills with team player qualities to manage both internal and external stakeholders.
