Job Responsibilities
- Lead the Asset Enhancement Initiative project team, including conducting feasibility studies in compliance with local code requirements, preparing scope of work aligned with mall design, and estimating preliminary costs.
- Liaise with authorities, consultants, and contractors in project management.
- Develop engineering strategies to improve retail mall operations and oversee daily activities.
- Strategize energy and cost-saving measures, including managing term contract renewals and procurement to ensure cost efficiency.
- Plan short- and long-term CAPEX, and prepare OPEX/CAPEX budgets.
- Set benchmarks for monitoring the performance of key contractors, including regular audits to ensure standards are met.
- Resolve incidents, implement processes, and monitor activities promptly and effectively.
- Review and update building specifications and support the Leasing Department by providing base M&E specifications for existing and reconfigured shop units.
- Review, revise, enhance, and update SOPs to align with operational requirements.
Requirements
- Minimum 10 years of experience leading a building operations team in large property companies, preferably in retail malls.
- Sound knowledge of authority codes of practice and submission procedures.
- Good facilities management experience and a strong M&E background. Knowledge of processes and submissions related to building works and maintenance.
- Strong leadership skills and ability to interact with staff at all levels.
- High degree of initiative, tactfulness, and strategic thinking.
- Excellent verbal and written communication skills. Good network of contacts within both private and public sectors.
- Proficient in MS Office applications.
- Certifications such as SCEM, GMFM, FSM are advantageous.
