Plan, execute, and manage dormitory operations in compliance with the Foreign Employee Dormitories Act (FEDA) and all relevant regulatory requirements.
Ensure the well-being, safety, and health of residents and staff are maintained at the highest standards at all times.
Develop and implement a comprehensive pandemic and crisis response plan, working closely with government agencies for execution and control.
Aim to achieve a dormitory occupancy rate of at least 90% based on a three-month rolling average.
Manage dormitory leases and tenancies, including allocation, extension, renewal, and termination.
Oversee and lead an in-house maintenance team responsible for facility management, security, and crisis management of the dormitory.
Establish dormitory Standard Operating Procedures (SOP) and an Integrated Quality Management System (IQMS) covering safety, health, facility management, fault reporting and repairs, fire safety, crisis management, and equipment maintenance.
Apprehend and detain perpetrators according to legal protocols and SOPs.
Conduct policy and process reviews to support effective management and compliance of dormitory operations.
Provide timely reports and analysis of dormitory trends, occupancy, and bed rates across regions.
Devise marketing strategies to improve occupancy rates and income streams.
Engage with government and non-government bodies to implement whole-of-government (WOG) initiatives aimed at improving living conditions for migrant workers.
Manage reported activities and violations by residents.
Handle dispute cases with clients.
Oversee the provision of meals for residents.
Serve as the main point of contact during inspections or audits by local authorities when necessary.
Manage operations within the approved budget.
