What you’ll do:

As Director of Treasury based in Singapore, you will play an instrumental role in shaping the financial landscape of the organisation’s APAC operations. Your day‑to‑day responsibilities will see you collaborating with internal teams—such as fund managers and finance professionals—as well as external partners like banks and advisors. You will be responsible for crafting bespoke debt strategies that underpin major real estate investments across several countries. Your expertise will be called upon to execute complex financing deals while ensuring all treasury activities are conducted within a strong control framework. By providing clear guidance on hedging solutions and maintaining rigorous oversight of cash flows, you will help safeguard assets against market volatility. Your ability to communicate technical concepts in an accessible way will be invaluable when presenting forecasts or advising senior leadership. In this role, your proactive approach will enable you to identify opportunities for process improvement while supporting the broader finance team in achieving operational excellence.

  • Designing and implementing comprehensive debt strategies for multiple funds within the APAC region, particularly focusing on South Korea, Japan, and Australia to ensure optimal capital structure.
  • Maintaining strong market visibility by nurturing relationships between the organisation’s real estate division and suppliers of debt and hedging instruments to secure ongoing access to competitive financing options.
  • Providing expert advice on fund debt structures and hedging solutions both independently and in collaboration with appointed advisors to support complex real estate transactions.
  • Executing financing and hedging transactions alongside fund, asset, and portfolio managers to facilitate seamless investment operations across various jurisdictions.
  • Establishing and upholding a robust treasury control framework that supports sound investment decision‑making while minimising financial, reputational, and compliance risks through meticulous record‑keeping.
  • Advising on appropriate hedging and derivative transactions to effectively manage liquidity, cashflows, interest rates, foreign exchange exposures, and other financial risks relevant to each fund.
  • Developing productive relationships with banking partners, money managers, trustees, and other stakeholders to enhance the organisation’s position within the financial community.
  • Implementing policies for the treasury function including guidelines for leverage ratios, debt maturities, liquidity targets, and other key metrics tailored to each fund’s needs.
  • Monitoring all aspects of cash flow management to achieve operational efficiencies while delivering insightful reports and recommendations on treasury activities to senior management.
  • Leading treasury‑related projects such as systems implementation or process improvements while ensuring compliance with legal, funding, regulatory requirements, financial covenants, and information undertakings under loan agreements.
