A leading hotel in Singapore is seeking a Project Manager with over 15 years of experience in hotel renovations. The successful candidate will manage multiple phases of projects, ensuring quality, compliance, and timely delivery while coordinating with various stakeholders. Strong leadership and negotiation skills are essential, along with a degree in a relevant field.
Key Responsibilities:
As the Employer’s representative, incumbent must have good understanding of the project expectations and requirements of the Employer and Management.
Attend meetings with consultants and contractors, monitor work programs and to ensure timely issuance of drawings, instructions in accordance with the construction schedule.
Support the Management on all aspects of the project lifecycle from initial planning stage, design, execution, monitoring & controlling to handover & closure of the projects.
Manage and monitor Cost & Budget, coordinate operation requirement, project timeline and support in recommending and appointment of Consultants’ team, site staff, awarding of contractors to Management.
Monitor and review consultants and contractors’ deliverables and performance to ensure alignment with Management expectations, project requirements and contracts obligation.
Liaise with Consultants to ensure the submission of all proper applications for relevant permits, compliance with relevant building codes and liaising with authorities. Ensure compliance by Consultants with industry standards, regulations, and best practices.
Assist Management in application of grants and obtain approval relating to the Hotel renovation projects, where applicable.
Manage contract administration and participating in tendering, review drafting of Letter of Awards, ensure formal execution of contract documents, develop & implement strategies to monitor and control V.O. submission/ approval process and to ensure proper closure of final accounts settlement.
Advise Management on any escalating issues arising, report any non-compliance and advise on necessary corrective actions.
Assist in verifying consultants’ billings, contractors’ progress claims/ payments certification, assist in preparing payment response under the SOP act.
Manage and review the EOT Claims and delay matters, ensure works quality and defects rectification, proper T&C, ensure proper submission of as-built drawing & OMM, warranties during handover and closure stage.
Support the preparation of reports, presentations, and briefings for Management.
Education & Work Experience:
More than 15 years in Project Managerial / Supervisory role managing a full consultant team and contractors for Hotel renovation works.
Degree in Engineering/ Architecture/ Building Services or related field. Diploma with more than 20 years good experience in renovation works (especially Hospitality related works) will be considered.
Good team player, strong ability to multi-task and able to handle fast-paced projects.
Familiarity with Project management of phased construction, addition and alteration works within live operation will be assessed favourably.
Proficiency in Communication skills, both spoken and written, microsoft office and project management software/ tools.
Strong negotiation skills, and a good knowledge of market conditions/outlook/rates.
Demonstrate leadership abilities and experience in team management
In-depth knowledge and familiarity with local construction industry standards and regulations
Willingness to travel as required for project site visits (local and overseas)
