Purpose of the role:
The Constriction Project Manager will be responsible for the overall delivery of operational support and supervision for all minor capital work projects and some major capital works from time to time, from inception through to completion including the design, budgeting, cost control and contractual process.
This includes leading, mentoring and guiding the capital works team, seeking new and maintaining relationships with key vendors and supply chain organisations and providing direction to all of the key stakeholders when overseeing, assisting and or updating the status on capital work projects or other related matters.
Responsible for:
Financial:
- Assist with the development of the business case and strategies to deliver the capital works planned and budgeted on a selected number of properties within the Brookfield Office portfolio
- Develop and annually update a capital works costing schedule of rates benchmark based on live data and operational intelligence
- Maintain the expense application form (EAF) spreadsheet for tracking and project cost forecasting
- Manage projects to ensure they remain within the approved capital expenditure
- Oversee and manage the implementation of technology solution projects within our property portfolio based on initiatives identified through the technology roadmap
- Ensure each project includes an accurate job financial summary spreadsheet
Operations
- Provide fortnightly capex project status update to all internal stakeholders
- Ensure the project manager provides a monthly project report detailing time, cost and quality risks and mitigation measures
- Assist in the collation of monthly, quarterly and annual reporting as required
- Ensure that all capital project work (both Tenant and Landlord) is being reviewed and coordinated in a timely, efficient manner, taking into account both conformance with the established design criteria and the maintenance of the integrity of the base building systems
- Coordinate any updates required for Brookfield’s tenant fit out guide so as to maintain the integrity of the data with up-to-date information, as required, or on an annual basis;
- Ensure the delivery of the capital projects meet all local and federal legislative requirements in relation to project management and compliance
- Ensure the integrity of base building designs are not compromised in any fashion during the implementation of the project works
- Ensure that adequate documentation, training, etc. is provided to site teams post project works to facilitate the ongoing operation of properties
- Coordinate, when required, the physical due diligence process for all property transactions and provide recommendations for addressing any concerns identified through the due diligence process whilst assisting the Asset Management team with information required for the transaction of properties
- Develop and maintain the Capex related policies and procedures on an annual basis
- Play an active role in the planning, design and development of new commercial projects. Involvement in special projects as required.

Qualifications, experience and skills
Experience
- Minimum of 12+ years’ experience in a real estate development/property management environment
- Demonstrate skills to be able to work in a high pressure, highly demanding working environment
- Advanced experience in Project Management systems, PowerPoint, Microsoft Word, Microsoft Excel and Microsoft Outlook, Visio etc
- Working knowledge of certain operating systems such as Cougar, Clarity and Energy Management System (EMS)
- Strong organisational skills
- Strong technical/engineering background
- Strong management background
- Exceptional interpersonal and presentation skills, both oral and written
