Job Description:

  • Oversee the daily operations of the assigned building or condominium, ensuring smooth and efficient management.
  • Lead, supervise, and support on-site staff and term contractors to maintain high performance and service standards.
  • Execute maintenance tasks to meet or exceed client and subsidiary proprietors' expectations.
  • Ensure all contractual and routine servicing works are performed in accordance with the terms of their agreements.
  • Review contracts, agreements, and insurance policies prior to expiration, recommending renewals or initiating quotation/tender processes as needed.
  • Respond promptly and appropriately to feedback and complaints, adhering to management policies and procedures.
  • Ensure full compliance with the Building Maintenance and Strata Management Act (BMSMA), relevant legislation, government regulations, and company policies.
  • Propose annual budgets to determine contributions to the Maintenance Fund and Sinking Fund.
  • Organize and coordinate Council and General Meetings, including the preparation of reports, documentation, and meeting minutes.
  • Perform additional duties as assigned by the Management.

Job Requirements:

  • Minimum qualification of GCE O-Level, Diploma, or Degree in Estate Management or a related field.
  • At least 3 years of experience as a Condominium Manager, with a minimum of 2 years managing developments of approximately 400–500 units or more.
  • Strong communication and interpersonal skills, with the ability to engage effectively with residents and stakeholders.
  • Skilled in handling complaints and grievances with professionalism and tact.
  • Well-versed in the Building Maintenance and Strata Management (BMSM) Act.
  • Proven leadership capabilities with experience in managing and motivating teams.
  • Proficient in Microsoft Office applications and comfortable with IT systems.
  • Detail-oriented, organized, and capable of managing multiple tasks simultaneously.
