Responsibilities:
- Develop plan for new stores, renewals, relocations, expansions and closures.
- Negotiating and managing existing lease renewals with Landlords
- Analyse on impact of renovation cycles, sales transfer, initiatives rollout, and store expansions, closures and relocations.
- Conceptualise design ideas to produce winning tender proposals; maintain a pool of designers for project collaboration.
- Proactively coordinate with Project and Maintenance teams to resolve issues related to facilities, renovations and landlord improvements.
- Review contracts, seek solicitor’s input and highlight any deviations or anomalies.
- Process and follow up on all lease documents to ensure its completion; update leasing reports and schedules.
- Prepare and/or update weekly/monthly reports periodically for submission to Senior Management.
- Establish and maintain strong relationships with landlords, property agents, etc.
- Ensure adherence to legal and operational compliance requirements.
- Conduct site visits or viewings to identify potential areas for expansion
- Work with various landlords and property agents to secure new sites through tender or negotiation.
- Maintaining good relationship with stakeholders for long term partnerships.
- Stay current with the real estate developments in Singapore and constantly lookout for potential and suitable sites for the brands.
- Attend all social, industry and business networking events if required
Requirements:
- Diploma / Degree in Business, Real Estate or related fields with minimum 2 – 3 years of relevant working experience in tenancy management and leasing
- Possess solid presentation skills, proficient in MS Office applications
- Excellent negotiation and communication skills
- Well versed with commercial contracts terms and conditions
- Able to work independently
- Able to facilitate and orchestrate resources cross functionally to support business development activities
- Highly motivated, acute business sense with an analytical mind
- Experience in F&B chains and public or private tendering processes would be added advantage
