Building/ Property Executive (Commercial Grade A Building)
Job Description:

Responsibilities

  • Oversee daily inspections of a Grade A commercial building to ensure it remains in excellent and serviceable condition, including timely follow-up on any necessary rectifications or improvements.
  • Manage day-to-day building operations, such as security, cleaning, landscaping, waste management, carpark, vertical transportation, and fire safety systems, ensuring seamless facility performance.
  • Coordinate scheduled maintenance with term contractors to ensure key building components and systems are serviced as per agreed timelines and scope.
  • Monitor and manage the use of common property areas and building amenities, ensuring proper upkeep and usage policies are followed.
  • Collaborate with the M&E team to support inspections, testing, and fit-out/reinstatement works, ensuring compliance with safety and operational standards.
  • Participate in emergency preparedness as part of the developments CERT (Company Emergency Response Team) and lead fire safety inspections and drills.
  • Assist in budgeting and procurement, including preparing operating and capital expenditure budgets, managing service contracts, and maintaining accurate documentation.
  • Liaise with tenants, vendors, and relevant authorities, fostering positive relationships, handling feedback professionally, and supporting improvement works and emergency situations as needed.

Requirements:

  • Diploma or Degree in Building Services, Facilities Management, or related field with relevant working experience in commercial property operations.
  • At least 2 years of working experience with commercial buildings
  • Strong understanding of building maintenance, fire safety regulations, and soft/hard services in a commercial environment.
  • Good interpersonal and communication skills, with the ability to work independently and manage contractors, tenants, and stakeholders effectively.
