Key Responsibilities:

  1. Provide advice to clients on the operational requirements of the property.
  2. Develop House Rules Fit-Out Guides for the property.
  3. Manage the smooth transition of property from pre-completion phase to occupation phase.
  4. Interview, assess, and provide recommendations on the staff proposed to be employed for the property.
  5. Manage tenant liaison and satisfaction with an emphasis on tenant retention.
  6. Oversee day-to-day management including operations, engineering, and compliance matters.
  7. Manage budget preparation and delivery.
  8. Handle finance administration, billing, and collection.
  9. Coordinate tenancy fit-out.
  10. Implement, tender, and manage capital expenditure.
  11. Prepare monthly reporting.
  12. Administer and procure building services contracts.
  13. Manage repairs and maintenance.
  14. Liaise, manage, and communicate with legal, town planners, surveyors, project managers, tax, and accounting advisers.

Performance Indicators:

  1. Achieve all financial and operational targets (KPIs).
  2. Deliver an exceptional “Managing Agent” service to the client, as reflected by client feedback.
  3. Develop effective and accurate asset plans, budgets, and financial reports.
  4. Make appropriate recommendations in relation to operational strategy, capital works, etc.
  5. Receive a high level of satisfaction from both tenants and clients in relation to building performance and execution of duties.
  6. Be people-driven and seen to be “kicking goals” for the clients.
  7. Follow asset management policies and procedures.

Qualifications:

  1. Outstanding interpersonal and negotiation skills.
  2. Proven experience in property/asset management, ideally with previous experience managing commercial office.
  3. An intimate knowledge of the office sector and ideally some exposure to the retail property.
  4. A track record of success in significant supplier contract negotiations.
  5. Demonstrated ability to add value to commercial assets through identifying value-enhancing operational property management strategies (e.g., preventative maintenance/helpdesk/IT solution implementation/Smart FM) and/or essential capital works, developing a value-adding Property Management/facilities management strategy for tenants, etc.
  6. Previous experience preparing detailed asset plans, complex budgets, and comprehensive reports.
  7. Tertiary qualifications, particularly in a property-related discipline, are preferable.
