Job summary

Jones Lang LaSalle Incorporated is seeking an Associate (QS) to lead a Quantity Surveying team for Project & Development Services in Singapore. You will drive cost advice, establish processes, and ensure high-value projects meet timelines and budgets.

Interpersonal skills, pre-construction and construction phase experience, and proficiency with MS Office are essential. You will mentor staff and develop client relationships while collaborating with other teams.

Qualifications

• Degree or diploma in a relevant field with substantial QS experience.
• RICS / AAIQS / SISV qualifications preferred.
• Experience in pre-construction and construction phases.
• Proficiency in Microsoft Office; strong communication and negotiation skills.

Responsibilities

• Lead and mentor a team of Quantity Surveyors.
• Deliver expert quantity surveying services from inception to completion.
• Develop new business opportunities and maintain client relationships.
• Oversee cost control, tendering, and post-contract procedures.
• Ensure on-time and within-budget project delivery.
• Coordinate with cross-functional teams and Deputize Director as needed.
• Resource planning and staff development.
• Prepare estimates and pre-contract documentation.

Associate (QS) Project & Development Services

What this job involves:

• Track record in establishing and leading a QS team
• Develop new business opportunities
• Responsible for team’s quality project delivery, within specified timelines and budget
• Develop and nurture existing client relationships
• Provide expert quantity surveying consultancy services for high-value projects, from inception to completion
• Strong experience in various sectors such as data centre, residential, education, manufacturing, commercial, industrial, and healthcare
• Skilled in Cost Advisory work, working with inter-team collaboration within JLL
• Lead and mentor a team of Quantity Surveyors
• Conversant in estimating, pre-contract cost control, pre-contract documentation, tendering procedures, post contract procedures, standards, and service levels expected, etc.
• Deputize for and support the Director in the management and development of the office.
• Interview and recommend the necessary permanent and contract resources as directed.
• Resource planning to ensure the efficient utilization of staff.
• Drive staff suggestions and feedback on current practices for continuous improvement
• Brief, direct, and supervise all QS to ensure client’s requirements are met.
• Ensure staff are appropriately trained and mentored.
• Ensure proper progress of projects and standards are maintained.
• Thrive under pressure and deal effectively with tight deadlines and high expectations
• Any other duties as assigned
• Oversight of the QS teams responsibilities and support where required to ensure deliverables are met to the standards expected by JLL.

To apply you need to be:

• A degree or diploma in a relevant field, and/or at ten years’ experience in a similar Cost Consultancy position.
• RICS / AAIQS / SISV qualifications preferred
• Have good experience in the pre-construction as well as the construction phase projects
• Relevant experience in a QS Consultancy firm will be advantageous
• Proficiency in Microsoft Office and technologically savvy
• Strong communication and negotiation skills
• Good analytical and strategic thinking skills
• Attention to detail
• You should have a great sense of urgency when it comes to solving problems, improving products or services, finding new markets, and implementing new strategies
• A great communicator with superb organisational skills
• A structured and organised approach with an eye for detail is also crucial, as is being tech-savvy.
• A willingness and aptitude to work in a digitized manner will be advantageous.
• You are resilient and can deal effectively with competing priorities and tight deadlines.
• You should know how to negotiate to generate risk-assessed solutions, and how to handle ambiguities.
