Principal Accountabilities
- Overall Technical responsibility for all site facilities engineering operations across SE Asia, Japan and ANZ.
- Assist the Regional Engineering Lead in the delivery of engineering services across APAC.
- Delegate for the Regional Engineering Lead during the Regional Engineering Lead’s absence as required.
- Engineer Subject Matter Expert providing oversight and guidance to engineering managers and staff.
- Develop ongoing training programs, identifying and developing additional training processes where necessary to consistently improve overall team skill levels.
- Co-responsible for compliance of all regulatory laws and guidelines as they relate to the operation of any of the building’s equipment and/or systems along with mandatory health and safety training.
- To manage comprehensive engineering and facilities management services.
- To achieve financial and other KPIs established by the clients, Regional Engineering Lead and Regional Account Director. Delivery of services in accordance with the client’s Management Agreement SLA.
Duties & Responsibilities
- Oversee a team of engineers and work with engineers to ensure they are qualified and trained to perform the duties they are expected to carry out.
- Establish Engineering & Operational procedures and roll out to the engineers.
- Ensure compliance with all governmental regulations.
- Assist in the performance of installation, maintenance, repair, and operation of mechanical, electrical, and power generation equipment and systems.
- Operate systems in a safe and efficient manner in accordance with government regulatory compliance and standard operating procedures.
- The single point of technical issue for FM/Engineers on site.
- Implement the energy management programs to reduce the cost on utilities.
- Manage all contract vendors to carry out technical audits/maintenance for all installations as scheduled.
- Develop technical service standards.
- Initiate planning of Critical Environment procedure.
- Provide solutions for technical issues.
- Initiate a system to measure the quality of performance on a monthly basis.
- Initiate Preventive Management Program.
- Responsible for early involvement in Facilities Operation and provide advisory service during Site Inspection and Project Development.
- Solution provision for minor projects and coordinating with contractors/vendors from initiation to completion.
- Manage and supervise preventive maintenance, breakdown maintenance on engineering systems via system vendors or JLL technician team.
- Manage parts inventory and life cycle replacement.
- Maintain as-fitted drawing and O&M manual.
- Assist in completing the clients/JLL audits on engineering systems and services.
- Establish and implement engineering budgets.
- Chair SE Asia, Japan and ANZ weekly meetings.
- Operate CMR and BMR tickets.
- Organize power downs.
- Communicate with the BMO/ Landlords for building issues for the clients' operations and interests.
- Provide 24 x 7 emergency call support and site attendance as required.
- Prepare incident reports.
- Assist in monthly FM report.
- Delegate for the Regional Engineering Lead and Senior Engineer as required.
Requirements
- University degree or professional qualification in engineering.
- Over 5 years practical experience in facilities maintenance operations.
- Experience of engineering systems troubleshooting.
- Ability to think laterally and deliver innovative solutions.
- Strong interpersonal, decision-making and people skills.
- Strong verbal and written communication skills.
- Fluent spoken & written English.
- Fluent spoken & written local language.
- IT literate.
