A leading company in real estate services is seeking a Project Manager for diverse projects including commercial upgrades and asset enhancement. The role requires overseeing projects from start to finish while ensuring compliance with budget and timelines, and engaging effectively with stakeholders. Candidates should possess a relevant degree and at least 5 years of project management experience in operational environments.
Key Responsibilities:
Take overall responsibility for delivering assigned projects within the agreed budget, timeline, scope, and quality standards.
Manage a range of projects including:
Amalgamation and subdivision of commercial spaces.
Change-of-use conversions and related provisions.
Asset enhancement works and other special projects.
Maintain active engagement and collaboration with stakeholders including property owners, building management, consultants, site supervisory staff, and occupants to ensure smooth project execution.
Prepare budget estimates, specifications, and Bills of Quantities for tenders and quotations.
Lead the appointment of consultants and contractors, ensuring adherence to internal procurement and approval processes.
Track, report, and analyze project progress, including schedule, cost, and key milestones.
Manage project elements including design changes, authority submissions and approvals, variation orders, progress payments, final accounts, documentation, and defect rectification.
Attend project meetings and prepare meeting minutes and related documentation.
Job Requirements:
Minimum 5 years of project management experience in commercial building upgrading or asset enhancement projects.
A recognized degree in Civil Engineering, Architecture, Building Management, Electrical/Mechanical Engineering, or related disciplines.
Proven experience managing projects within operational (“live”) building environments is advantageous.
Strong written and verbal communication skills, with the ability to manage conflicts and influence stakeholders.
Familiarity with local authority submission processes and regulatory requirements.
