Job summary

Une entreprise leader dans le secteur F&B à Singapour recherche un Manager de propriété expérimenté pour superviser les activités de leasing et d'expansion des magasins. Le candidat idéal aura une solide expérience en gestion de baux, d'excellentes compétences en communication et une connaissance des tendances du marché immobilier. Vous serez responsable de l'établissement de relations solides avec les propriétaires et les agents immobiliers, en veillant à ce que les projets respectent les normes et les exigences légales.

Qualifications

  • Diplôme en Business ou Real Estate avec 2 à 3 ans d'expérience en gestion de baux.
  • Capacité à travailler de manière autonome et à négocier efficacement.
  • Expérience dans les chaînes F&B ou dans les processus de soumission serait un avantage.

Responsibilities

  • Développer des plans pour les magasins, gérer les renouvellements de baux et analyser les impacts de rénovations.
  • Coordonner avec les équipes pour résoudre les problèmes de facilités et assurer la conformité légale.

Job description

Responsibilities:

  1. Develop plan for new stores, renewals, relocations, expansions and closures.
  2. Negotiating and managing existing lease renewals with Landlords
  3. Analyse on impact of renovation cycles, sales transfer, initiatives rollout, and store expansions, closures and relocations.
  4. Conceptualise design ideas to produce winning tender proposals; maintain a pool of designers for project collaboration.
  5. Proactively coordinate with Project and Maintenance teams to resolve issues related to facilities, renovations and landlord improvements.
  6. Review contracts, seek solicitor’s input and highlight any deviations or anomalies.
  7. Process and follow up on all lease documents to ensure its completion; update leasing reports and schedules.
  8. Prepare and/or update weekly/monthly reports periodically for submission to Senior Management.
  9. Establish and maintain strong relationships with landlords, property agents, etc.
  10. Ensure adherence to legal and operational compliance requirements.
  11. Conduct site visits or viewings to identify potential areas for expansion
  12. Work with various landlords and property agents to secure new sites through tender or negotiation.
  13. Maintaining good relationship with stakeholders for long term partnerships.
  14. Stay current with the real estate developments in Singapore and constantly lookout for potential and suitable sites for the brands.
  15. Attend all social, industry and business networking events if required

Requirements:

  1. Diploma / Degree in Business, Real Estate or related fields with minimum 2 – 3 years of relevant working experience in tenancy management and leasing
  2. Possess solid presentation skills, proficient in MS Office applications
  3. Excellent negotiation and communication skills
  4. Well versed with commercial contracts terms and conditions
  5. Able to work independently
  6. Able to facilitate and orchestrate resources cross functionally to support business development activities
  7. Highly motivated, acute business sense with an analytical mind
  8. Experience in F&B chains and public or private tendering processes would be added advantage
