Job description

This role supports the Head of Leasing in driving tenant acquisition, retention and overall active lease management for South Beach’s office and retail portfolio.

Leasing Strategy & Execution

  • Develop and implement effective leasing strategies to achieve the occupancy and rental income targets at least above the budget.
  • Identify tenants to enhance property value and tenant mix.
  • Support marketing initiatives to attract prospective tenants, including promotional events, campaigns, and collaboration with external agents.
  • Set and achieve rental income targets by optimising lease rates

Tenant Acquisition
  • Identify and engage potential tenants throughdirect outreach and broker networks
  • Conduct lease negotiations that balance tenant needs and objectives.

Tenant Management & Retention
  • Identify, engage and negotiate with prospective tenants to secure leasing agreements aligned with the company objectives.
  • Build and maintain strong relationships with tenants to ensure satisfaction and long- term partnerships with regular check-ins.
  • Address tenant concerns, inquiries and requests promptly and professionally.
  • Debt recovery for delinquent tenants

Lease Administration
  • Put up Lease Offers within the Lease Management System for approval
  • Prepare, review, and manage lease agreements, renewals, and other related documentation.
  • Ensure all lease documentation is accurate, complete and properly recorded
  • Ensure timely execution of leases and compliance with legal, regulatory, and company standards.
  • Monitor and manage lease expirations and initiate renewal discussions as needed.


Market Research and Analysis
  • Conduct market research to stay updated on property trends, rental rates, and competitor activities on quarterly basis,
  • Provide insights and recommendations to enhance the competitiveness of the property portfolio.


Collaboration and Coordination
·Work closely with internal teams (e.g., legal, finance, property management, managing agents, Marcom, etc) to support leasing efforts.
·Collaborate with external agents, brokers, and consultants to expand market reach and more leasing opportunities.

Reporting and Performance Monitoring
  • Prepare reports for HeartBeat Meeting and Leasing Progress Upgrade on leasing activities, tenant performance, and market trends.
  • Track and report monthly on key leasing metrics, such as occupancy rates, rental yields, and tenant mix performance.
  • Provide accurate and timely leasing reports to shareholders and senior management.
  • Work with finance team to ensure accurate rent collection and minimise arrears.

Requirements
  • Bachelor’s Degree in Real Estate, Business Administration, Marketing or a related field, along with a minimum of 8 years ofexperience in leasing.
  • Strong understanding of Singapore’s property market and relevant leasing regulations.
  • Proficient in Microsoft Office with excellent analytical, negotiation and communication skills.
  • Proactive and results-oriented.
  • Strong team player who can manage multiple tasks and meet deadlines effectively
