Job description

  • Formulate and implement asset strategies to enhance property positioning and drive NPI and NPI margin growth.

  • Lead Asset Enhancement Initiatives (AEIs) to uplift asset value and improve return on investment.

  • Prepare and manage annual asset plans, including budgets, forecasts, and business strategies.

  • Full Profit & Loss (P&L) responsibility for assigned properties.

  • Improve revenue management and identify opportunities to grow ancillary income.

  • Control and optimize operating and capital expenditure while maintaining service standards aligned with long-term asset positioning.

  • Oversee all asset-related matters, including lease negotiations and renewals, credit control, and compliance with head lease terms.

  • Monitor and manage property tax matters and engage with consultants where required.

  • Ensure effective tenant mix and leasing strategies that align with asset goals.

  • Liaise with government authorities (e.g., JTC, URA) on regulatory requirements including Anchor Tenant compliance, Change of Use applications, and Land Betterment Charges.

  • Ensure compliance with relevant statutory and planning regulations.

  • Maintain strong relationships with key tenants, addressing concerns and partnering on mutually beneficial solutions.

  • Proactively manage tenant experience to support retention and satisfaction.

  • Review and enhance existing policies, systems, and workflows for greater efficiency and effectiveness.

  • Contribute to cross-functional initiatives and special projects within the Asset Management team.

  • Prepare proposals, management papers, and regular performance reports for internal and external stakeholders.

  • Provide insights and updates to senior management on asset performance and strategic initiatives.
