Overview of the role:


This position involves leading the establishment and expansion of the Facility Management division in KSA, combining business development (client acquisition, tendering) with operational leadership (service delivery, P&L, compliance). The role will transition from a pioneering/bid-winning focus to long-term account and team management.


Very strong communication and stakeholder management skills will be essential, along with an ability to understand complex relationships and deal effectively and tactfully on operational issues. The role will require regular liaison and communication with Client / Development property management and senior staffs of end user tenants. The post holder should be a good team player, well organised and able to manage a wide and varied workload effectively.


What you will do:


a) Financial


  • Business Development & Work Winning (Initial Phase): Develop and execute a market-entry strategy for FM services in KSA, identifying key sectors and conducting feasibility studies (e.g., corporate, healthcare, government).
  • Lead bidding and tendering processes, including creating RFPs, reviewing bids, developing project schedules, overseeing contractors, managing budgets, and completing necessary approvals.
  • Manage P&L, budgets, and cost optimization for FM contracts.
  • Coordinate and exercise functional responsibility by approving and processing site billing and invoices, handling supply purchases, and maintaining a budget/cost-saving tracker. Assess contracts, determine, and generate savings options. Ensure timely collection and maintain positive cash flow.

b) Operations Management:


  • Oversee end-to-end FM operations (hard and soft services), ensuring compliance with contract specifications, SFG20 regulations, and KSA regulations.
  • Implement and monitor SLA-driven performance metrics and KPIs for service delivery, including CAFM, maintenance, and cleaning.
  • Ensure the effective performance management of facilities contract services such as building maintenance, security, cleaning, and waste management.
  • Assess the current conditions of MEP and A/C systems and other essential FM equipment, along with soft services management within the portfolio. Plan for future development in line with strategic business objectives.

c) People:


  • Implement people management policies in compliance with group HR policies, focusing on team performance management, including training and development.
  • Develop staff development programs such as skills enhancement trainings and sessions.
  • Coordinate with other offices and divisions on issues related to the scope of the facilities service team, and collaborate with senior management on work-related matters.
  • Handle project management responsibilities, including supervising and coordinating contractors and service providers.
  • Liaise with clients and tenants to achieve excellence in customer satisfaction.
  • Coordinate and lead one or more teams to cover various areas of responsibility.

d) Process / Systems:


  • Maintain accurate records of the condition of equipment and other systems across all buildings.
  • Create a schedule for regular evaluation of contracts and facilities.
  • Develop monitoring systems or programs to detect problems as early as possible.
  • Ensure the team is engaged and fully capable of utilizing the CAFM system effectively.

Required skills to be successful:


  • Strong MEP and FM industry knowledge, particularly within the KSA market.
  • Strategic thinking with strong stakeholder management and persuasive communication skills.
  • Performance-driven mindset with accountability and executive presence.
  • Excellent communication skills in Arabic and English.

What equips you for the role:


  • Bachelor’s degree in Engineering (Mechanical/Electrical) or Facilities Management; MBA is a plus.
  • 10–15 years of experience in Facilities or Integrated Facilities Management, including 6–8 years in a senior/managerial role within the KSA market.
  • Proven experience in establishing or managing a new FM division or startup is highly desirable.
  • Professional certifications such as FMP, CFM, LEED Accreditation, or PMP are preferred.
