Job Overview

The Sales Specialist will be responsible for achieving annual sales targets, increasing market share, and managing real estate transactions. This role involves regular reporting, relationship building, and ensuring compliance with company policies and regulations.

Key Responsibilities

  • Sales Achievement:
  • Achieve the approved annual sales targets.
  • Conduct sales in accordance with prices set by the CEO.
  • Market Development:
  • Work on increasing market share and income; prepare quarterly plans and submit them to management.
  • Supervise the buying and selling of company real estate.
  • Reporting and Analysis:
  • Prepare regular reports on workflow, land, and buildings owned and offered for sale.
  • Visit projects related to the company and competitors to analyze prices and specifications, documenting sources periodically.
  • Project Knowledge:
  • Ensure familiarity with project specifications and details; ensure staff are well-informed.
  • Relationship Management:
  • Develop relationships with related companies (real estate developers, competitors, real estate offices).
  • Contract Management:
  • Monitor contracts and documents required to complete sales (contracts, unit acceptance forms, plans, key handover forms, etc.).
  • Oversee the signing of real estate documents and collect reservation deposits according to company procedures.
  • Event Participation:
  • Attend forums, auctions, and exhibitions to stay informed about the real estate market and prepare reports post-approval from upper management.
  • Customer Interaction:
  • Meet potential buyers to gather their information and verify their requests, compiling them into reports.
  • Marketing Oversight:
  • Supervise the implementation of marketing and sales plans.
  • Documentation Management:
  • Verify and review records and documents related to company properties for sale (titles, building permits, plans, lease units, etc.).
  • Check the service record for properties (utility bills, water, electricity, telephone, etc.).
  • Sales Monitoring:
  • Evaluate sales activities, define sales areas, allocate sales quotas, and receive reports on sales activities.
  • Assess results and take corrective actions to improve performance.
  • Regulatory Compliance:
  • Ensure that properties for sale comply with governmental regulations and procedures (municipality, civil defense, preventive security) to be ready for transfer.
  • Collaboration:
  • Participate in meetings and provide suggestions for tasks directed by upper management and direct supervisors.
  • Coordinate sales activities with other departments such as marketing, procurement, legal, and finance.
  • Reporting:
  • Submit regular sales reports to upper management.
  • Implement all directives issued by the CEO and other departments.

  • Proven experience in sales, preferably in real estate.
  • Strong communication and negotiation skills.
  • Ability to analyze market trends and customer needs.
  • Proficiency in Microsoft Office and sales management software.
  • Excellent organizational skills and attention to detail.
