Job Purpose :
Manage and oversee operations, maintenance, administration, and improvement of commercial, industrial, or residential properties to maximize asset value, customer satisfaction and revenue.
Description:
- Developing strategy, initiatives, Policy and procedure for property management Aligning to the company business model to achieve the strategic objectives.
- Design business plans for assigned properties that suit customers’ needs to ensure customer satisfaction.
- Plan, schedule, and Inspect general maintenance, major repairs, and remodeling or construction projects for commercial or residential properties to reduce the risk and meet standards.
- Develop & manage Lease processes, after marketing to documentation and Review rents to ensure that they are in line with rental markets by surveying local rental rates and calculating overhead costs, depreciation, taxes, and profit goals and take the management approval to attract tenants.
- Create Communication strategies ,relationship planning and Maintain a positive, productive relationship with tenants , investigating and resolving tenant complaints, enforcing rules of occupancy to exceed the Expectations of tenants.
- Implementing asset management functional activities and key asset management elements, Assessing facility performance requirements over the property/asset life cycle and Calculating the cost of facilities over the property lifecycle.
- Accomplishes financial objectives by collecting rents on time, reduce operating expenses, forecasting requirements, preparing annual budget, scheduling expenditures, analyzing variances to ensure the accurate data and initiating corrective action and report periodically on financial performance.
- Negotiate lease/contracts with contractors in a timely and reliable manner to maximize the revenue.
- Development of Service Level Agreements with Contracts and Outsourcing.
- develop and implement a risk management framework to protect Asset and infrastructure.
- Monitor properties’ Team and evaluate the performance to develop the team.
- Manage & Approve Purchase building and maintenance supplies, equipment, or furniture to make sure that we get the standard quality with best price.
