Qualifications

Job description

Role and Responsibilities

• Accountable for the timely and within budget delivery of assigned development project(s).
• Control and monitor the project budget and report on variations immediately.
• Monitor daily the cost and quality of assigned project(s) and keep management informed on progress and budget.
• Regularly report to the Executive Director, Development Management, on project progress, concerns, and disputes.
• Oversee and follow up on ongoing works with the PMC/Consultants.
• Oversee and follow up with the main contractor, through the PMC/Consultants, daily.
• Provide detailed input to the Development Planning department during project conceptual stages.
• Maintain safety standards, quality assurance, and control.
• Coordinate with the Procurement department for all procurement activities.
• Ensure proper testing and commissioning procedures prior to handover.
• Represent the company with the client and negotiate all required changes in coordination with the Development Management Executive Director.
• Oversee the preparation of variation orders, follow up, and resolve them with the client.
• Provide technical input for the selection and tendering process of PMC/Consultants.
• Monitor all communication between PMC/Consultants and the client.
• Follow up on all submittals, purchase orders, and deliveries with PMC/Consultants, managing the submittal process.
• Monitor subcontractors' progress on site through PMC/Consultants and approve progress certificates.
• Monitor safety, quality, and quantity of work of contractors/subcontractors via PMC/Consultants.
• Coordinate with Finance/Accounting for payment of invoices.
• Identify deviations from scope and pursue variation orders to maximize project revenue.
• Track relevant KPIs and develop plans for improvement.
• Assist in weekly project progress meetings and committees as required.

Performance Indicators

• Adherence to project cost and cash budgets.
• Adherence to project schedule for on-time delivery.
• Compliance with safety and quality standards.

Qualifications

• Strong leadership, interpersonal, communication, and presentation skills.
• Proven leadership experience with the ability to motivate and earn respect from staff and stakeholders.
• Minimum 12 years of experience as an on-site Engineer, including at least 3 years as a Project Manager in a reputable organization.
• Previous experience in the GCC, preferably Saudi Arabia.
• Fluent in Arabic and English (oral and written).
• Bachelor's degree in Architecture.
• 15-25 years of professional experience.
• PMP certification; membership in professional bodies such as CIOB and RICS is preferred.
