Position Overview

As a Maintenance Technician I, you will be responsible for coordinating tasks and supplies to prepare vacant units for re-occupancy effectively. You will also assist the maintenance team with special projects. The Maintenance Technician I maintains the overall condition of the property, including exteriors, common areas, vacant units, floor care, and trash removal. You will also handle the property surroundings, including litter pick-up, janitorial duties, sidewalk clearing, and snow removal, ensuring the property remains safe, attractive, and comfortable. The role involves performing preventative and corrective maintenance, maintaining relationships with current and prospective vendors, and reporting to the Maintenance Supervisor or Property Manager depending on the property size.

Essential Functions and Responsibilities

  • Clean and restore recently vacated apartment homes.
  • Maintain the cleanliness of the facility and grounds.
  • Change bulbs, locks/keys, and assist with installing appliances.
  • Perform exterior/interior painting, caulking, and light drywall repairs.
  • Manage painting, pressure washing, and other outdoor maintenance tasks.
  • Inspect units to forecast repairs and create quality control checklists.
  • Assist with trash removal and prepping units for painting.
  • Perform quality checks on systems, appliances, and aesthetics to meet move-in standards.
  • Assist with diagnosis and routine maintenance involving electrical, plumbing, HVAC, and appliances.

Required Education and Experience

  • Minimum of 1 year of related experience.
  • Reliable transportation and willingness to travel (1-3 days/week).
  • Excellent verbal and written communication skills.
  • Superior customer service, analytical, problem-solving, organizational, and interpersonal skills.
  • Knowledge of apartment maintenance, minor repairs, power tools, and diagnostic skills.
  • Ability to manage difficult customer situations, prioritize tasks, and follow instructions.

Work Conditions & Physical Demands

  • Work may be indoors or outdoors, with exposure to various weather conditions.
  • Must be able to lift up to 20 pounds and perform physical tasks such as climbing stairs, stooping, and crouching.
  • Specific vision abilities required include close, distance, peripheral, and depth perception.

Expected Hours of Work & Travel
