Job Purpose
Oversee facilities management and ensure contract obligations are met. Consult with technical experts and senior leaders to resolve issues and ensure smooth operations & technical tasks that keep a building running smoothly, such as maintaining mechanical, plumbing & electrical systems as well as civil, and infrastructural works. Ensure compliance with health and safety policies, procedures, and legal requirements. Supervise/lead the hard services team at the Site for Hard FM scope to deliver high-standard services. Responsible for the management of the facilities as per scope of work/contractual obligations, as well as performing human resource and administrative duties.
Job Responsibilities
- Meets maintenance operational standards by contributing maintenance information to strategic plans and reviews; implementing production, productivity, quality, and customer-service standards; resolving problems.
- Meets maintenance financial standards by providing annual budget information; monitoring expenditures; identifying variances; and implementing corrective actions.
- Evaluate functionality and reliability of facility systems and associated equipment by conferring with operating departments and identifying problems and requirements.
- Ensuring that basic facilities, such as MEP, are well-maintained.
- Developing and implementing strategic plans for the maintenance and operation of hard services to align with overall facility management goals and objectives.
- Developing and managing the budget for hard services, including forecasting, cost control, and resource allocation to ensure efficient and cost-effective operations.
- Maintains function and reliability of facility systems and associated equipment by implementing a preventive maintenance program; operating and testing systems and equipment; restoring, repairing, rebuilding, or replacing faulty or inoperative components and parts.
- Prepare an action plan for areas that need improvement, including action plans for addressing these issues in the coming months. Outline specific steps, responsibilities, and timelines for improvement initiatives.
- Provide excellent service and meet or exceed client expectations and contract objectives.
- Identify opportunities to improve and expand the scope of services.
- Leading and managing a team of hard services professionals, including supervisors, technicians, and support staff. This involves setting performance expectations, providing guidance, and fostering a positive working environment.
- Overseeing and coordinating maintenance and repair projects, from planning and scheduling to execution and completion. This includes managing timelines, resources, and contractors.
- Implementing and maintaining quality assurance processes to ensure that all maintenance work meets industry standards and the facility's specific requirements.
- Developing and implementing emergency response plans for hard services to address critical situations promptly and effectively.
- Manage department budgets in accordance with company policies and guidelines.
- Management and coordination of 3rd party/subcontractors specialist service providers to ensure that the services are being provided as per the contractual obligations.
- Review and confirm specialists report and follow up any pending actions.
- Managing the team of technicians and supervisors to perform required tasks to ensure the assets are maintained properly and as per the O&M.
- Maintains a safe and healthy work environment by following standards and procedures and complying with legal codes and regulations.
- Updates job knowledge by participating in educational opportunities and training.
- Accomplishes maintenance and organization mission by completing related results as needed.
Job Requirements
Qualification and Experience
- Engineering/Diploma in Mechanical/Electrical
- 5+ years of related experience in TFM and preferably 3+ years in overseas
