Key Responsibilities:
- Oversee the general upkeep of the property, including mechanical, electrical, HVAC, plumbing, and building automation systems.
- Implement regular inspection schedules to ensure safety and operational effectiveness of all systems.
- Supervise building maintenance staff and/or third-party contractors, ensuring work meets high-quality standards and remains within budget.
- Develop and execute a preventative maintenance program to reduce downtime and extend equipment lifespan.
- Conduct regular audits of building systems, maintenance logs, and asset performance.
- Liaise with external service providers and vendors (cleaning, security, landscaping, maintenance).
- Review and negotiate service contracts for cost-effectiveness and quality service delivery.
- Assist in preparing and managing the facility's operating budget.
- Monitor spending and identify cost-saving opportunities while maintaining quality standards.
Health, Safety, and Environmental Compliance:
- Ensure compliance with health and safety regulations, fire codes, and environmental standards.
- Prepare and implement emergency procedures for the property.
- Conduct regular safety drills and inspections.
- Act as a point of contact for tenants, addressing facility-related concerns or issues.
- Ensure tenant satisfaction through timely resolution of maintenance requests and excellent service.
- Implement energy-saving initiatives and sustainability programs (waste management, green building practices).
- Monitor and manage energy usage within the building, aiming for efficiency and cost reductions.
- Maintain accurate records of all maintenance activities, service contracts, and inspections.
- Provide regular reports to upper management regarding the status of the facility, budget, and ongoing projects.
