Job Purpose:
The Facility Manager will be an integral part of the team responsible for delivering the required level of services. He will be in charge of ensuring that all services are well established, implemented and monitored to well-defined Key Performance Indicators.
Responsibilities:
- Managing the facility with the highest standard of service and availability possible, manage all service contracts within the facilities.
- Delivery of services and minor base building projects, by assigning work, creating work orders, and purchase orders.
- Direct the work of outside Contractors and Consultants as required. Perform internal (staff) and external (vendors) performance audits.
- Leading the procurement of services from contractors and recommending the right service provider to the client, ensure Computerized Maintenance Management System (CMMS) is completed.
- Assist Tenants in inquiries and requests to all common services.
- Ensuring the Health and safety of residents and visitors.
- Ensuring that work is performed without interfering with the enjoyment of residents.
- Manage Planned Repair and Capital Projects.
- Identify energy reduction strategies and implement as permitted by client – overall, reducing energy consumption.
- Manage all aspects of risk management and environmental compliance.
- Conduct annual and semi-annual property inspections to ensure proper operation and reliability of equipment and building components.
Operational Responsibilities:
- Coordinating and supporting residents’ events
- Monitoring contractors performance
- Monitoring budget, quality control and key performance indicators
- Interfacing with tenants and the public
- Ensuring the Health and safety of tenants and visitors.
- Ensuring that work is performed without interfering with the day-to-day life of tenants.
- Reporting on performance to the client
- Coordinating and communicating with the client on a regular basis
- Prepare Security Plans, Tenant Handbooks and Operations Plans
- Prepare Monthly and Weekly Reporting to client and Residents of community
- Adhere with all SNC and the client HSE policies and procedures.

General Conditions: -
- There is a strict no-smoking policy in effect throughout MDD which must be adhered to.
- All employees are responsible for the implementation of the Health & Safety Policy as far as it affects them, colleagues and others who may be affected by their work. The post holder is also expected to monitor the effectiveness of the health and safety arrangements and systems to ensure appropriate improvements are made where necessary.
- The post holder will be expected to comply, observe and promote the equality policies of the employer.
- The person appointed will be expected to work flexibly and the exact nature of the duties described above is subject to periodic review and is liable to change.
- Where the post holder is disabled, every effort will be made to support all necessary aids, adaptations or equipment to allow them to carry out all the duties of the job.
Identify Hazards and Reduce Risks: -
- Identify risks associated with the landscape works.
- Report any Hazard while visiting site.
Control of Health & Safety Systems: -
- Review and implement recommendations by the Health & Safety Adviser/HSE Manager responsible for auditing the site area Associated with Landscaping.
- Comply with HSE policy agreed by the Client management.
- Report any HSE breaches by contractor while visiting site to the immediate attention of the QHSE Manager.
- Help to promote HSE culture within the Client team.
- Participate actively in any HSE related issues.
Qualification & Requirements:
- Minimum 10 years’ experience in facility and property management
- Technical knowledge on HVAC, electrical systems, plumbing, building maintenance; ability to manage capital replacement/commissioning projects. Knowledge of safety and legislative requirements
- Knowledge in PPM schedules and O&M manuals
Language
Required: Read, Write and converse in English with clear natural sound. Beneficial spoken Arabic.
