Job Description

General Summary

As part of its development of Qiddiya City, Qiddiya Investment Company (QIC) is developing over 120 hotels and serviced apartments with more than 41,000 keys over 20+ years. The initial assets are scheduled to open in Q4 2026. The Director of Asset Management (Hospitality) will lead the hospitality asset management team, focusing on optimizing the performance of the hotel portfolio and supporting the growth of the platform.

Their accountabilities include:

  • Establishing and growing the Hospitality Portfolio Management platform
  • Managing pre-opening, operational readiness, opening, and stabilization of assets
  • Ensuring the portfolio aligns with Qiddiya City's vision to be a world-class destination
  • Achieving optimal financial and technical performance, contributing to ROI and sustainable returns
  • Delivering on QIC's ESG commitments for hospitality assets
  • Maximizing the value of the hospitality portfolio

Essential Duties and Responsibilities

  • Develop and implement the Asset Management Framework for hospitality assets, including setting and refining the Hospitality Asset Management Strategy (HAMS)
  • Support the structuring and hiring process for the Asset Management team
  • Assist with operational readiness for assets scheduled for Q4 2026
  • Create and implement operational policies, standards, and KPIs for hospitality assets
  • Negotiate and execute hospitality management agreements (HMA)
  • Oversee recruitment and procurement for hospitality assets
  • Coordinate asset handovers, onboarding hotel operators, and pre-opening activities
  • Manage relationships with hotel operators and service providers
  • Collaborate with other asset class teams to optimize customer experience and asset performance
  • Develop and implement a Hospitality ESG Strategy aligned with city commitments
  • Oversee asset and portfolio reporting to the Executive Director
  • Monitor and analyze asset performance and risks, and develop strategic responses
  • Research market trends affecting the hospitality industry
  • Review operational performance, business plans, and strategic alternatives
  • Identify value enhancement opportunities within the portfolio
  • Prepare investment summaries and recommendations for expenditures
  • Engage with hotel teams to execute capital plans and optimize ROI
  • Contribute to internal reports for the executive committee

Qualifications:

  • Degree in Real Estate, Business, or Hospitality Management
  • Experience in hotel pre-opening and operations

Professional Certifications (if required):

  • Relevant hospitality certifications and industry memberships

Years of Experience

  • 15+ years in real estate asset management including hospitality assets, or
  • 15+ years hotel management experience
  • 7+ years in leadership roles
  • International experience, including within MENA (preferred)
