Job Description

AtkinsRéalis is seeking an experienced Project Director (PD) for the Al Mishraq project in Riyadh, KSA.

This high-profile mixed-use development includes 13 assets rising from a common 2-level basement podium: retail, residential apartments, commercial offices, a professional cooking school, recreational facilities, food court, and cinema.

The PD will lead and coordinate all project delivery aspects, ensuring timely, cost-effective, high-quality execution that respects cultural and architectural intent.

The PD will lead an AtkinsRealis team of about 55 professionals providing services such as project management, design management, project controls, contract administration, planning & scheduling, construction supervision, QA/QC, HSE, EoR, and fire safety supervision.

The PD will be accountable to the client's development team for overall service delivery, participate in the Program’s SLT, and report weekly to the Program Director, ensuring project alignment with program processes, tools, and controls.

The PD's responsibilities include:

1. Ensuring project delivery strategy and baseline program are controlled, reported, and aligned with project parameters.
2. Managing interfaces and communications among clients, contractors, and stakeholders.
3. Providing strong, pragmatic leadership to the team, supporting professional development.

Role Pre-Requisites:

• 15-20 years of construction industry experience, with at least 7 years as Project Director or similar.
• KSA experience preferred; Middle Eastern experience mandatory.
• Bachelor’s or Master’s in project management, engineering, or related field.
• Proven track record with major high-end residential, commercial, hospitality, or mixed-use assets.
• Knowledge of KSA regulations and project environments.
• Strong leadership, communication, and negotiation skills.
• PMP or equivalent certification preferred.
• Proficiency in MS Project, Primavera; familiarity with BIM advantageous.
• Fluent in English; Arabic skills are a plus.
