We are seeking an experienced Director of Tenancy Design Management (RES317) who will lead the design and management of our retail spaces. This pivotal role involves ensuring innovative design and operational excellence that define our brand and enhance customer experience.
Key Responsibilities
- Assess, evolve, and innovate on tenancy design thinking, benefits, impact, profitability, and customer experience. Adapt policies, guides, manuals, collateral, governance, and tools to current business and market needs.
- Review, align, and monitor departmental KPIs with peers, including other retail divisions, to ensure consistency and collaboration. Define measurable KPIs, set short and long-term goals, and support business success.
- Explore team performance improvement opportunities, evaluate development needs, and provide training, mentoring, and succession planning. Offer regular feedback and conduct performance reviews.
- Collaborate on cross-departmental strategic initiatives, maintaining team and tenant engagement.
- Lead negotiations on scope and fees for tenancy design with other business units.
- Review and negotiate consultant scope and fees.
- Create and control divisional budgets, monitor expenses, and perform cost analyses.
- Stay informed on design, market, and consumer trends to guide the team. Remain aware of current construction practices, H&S standards, and authorities' requirements.
- Manage development project tasks, representing tenancy design management on projects.
- Lead and manage design review forums.
- Ensure closure of internal audit exercises related to tenancy design management.
- Provide status reports, outline deliverables, highlight risks, and communicate with leadership.
- Ensure all shops/units are operational by the opening date, supporting complex negotiations and escalation processes.
- Monitor project progress via online systems and attend weekly update meetings.
- Build and maintain relationships with senior leadership, tenant groups, consultants, internal teams, authorities, suppliers, and manufacturers.
- Manage, guide, and mentor district heads of tenancy design management, supporting their professional development.
- Lead by example to foster an honest, collaborative, and passionate work environment.
- Ensure compliance with QIC's Code of Conduct, departmental policies, and HR procedures.
Requirements
- Bachelor's or Master's in Architecture, Urban Design, or related field.
- 12-15 years of relevant experience in residential design, including at least 6 years in leadership roles.
- Experience managing large-scale residential, retail, and commercial developments.
- Proficiency in sustainable design methods and local building regulations.
- Exceptional leadership skills to inspire and manage diverse teams.
- Sketching skills and technical design knowledge, including design development and manufacturing detailing.
- Knowledge of MEP and structural design.
- Excellent communication skills for presenting concepts and stakeholder engagement.
- Proficiency in relevant design software.
- A strong portfolio showcasing innovative residential design solutions.
- Ability to manage multiple projects under pressure with attention to detail.
- Understanding of structural design and expertise in retail, F&B, L&E design, and drawing literacy.
