The Design Manager for THE LINE Design team will oversee and manage the creation of neighborhood master plans and architectural designs for various asset types within THE LINE Neighborhoods. The Senior Design Manager will manage a Neighborhood architectural design consultant, organizing, coordinating, and ensuring the design work aligns with NEOM THE LINE Plan of Work, scope, schedule, quality, and budget. This role involves driving Quality Assurance and Requirements compliance in collaboration with Design Directors and the client team. The design scope includes a neighborhood of approximately 500,000 m² of assets.

Reporting to: Senior Design Manager, THE LINE

Responsibilities:

  • Guide designers, review designs, and ensure project requirements are met.
  • Facilitate design coordination and review meetings and workshops.
  • Ensure Quality Assurance of design and implementation of THE LINE vision.
  • Manage compliance with design requirements, development control regulations, and KPIs.
  • Oversee design KPI, risk, and safety registers.
  • Manage review comments, responses, and close-out of stage reviews.
  • Support coordination with the City, neighborhoods, and anchor assets.
  • Manage design in accordance with the development program and asset briefs.
  • Act as gatekeeper for architectural design review.
  • Deliver THE LINE architecture obligations, including stakeholder engagement.

Accountabilities:

  • Coordinate design management at the neighborhood level.
  • Ensure design quality and requirements compliance.
  • Collaborate with cost consultants to meet budget targets.
  • Manage design management registers and related documentation.

Key design roles:

  • Deliver architectural design for various typologies: residential, mixed-use, commercial, public, healthcare, educational, etc.
  • Supervise visualization and detailed design production.
  • Review and provide analysis on architectural design quality.
  • Oversee department architects and designers.
  • Develop and manage design documentation, manuals, and schedules.
  • Coordinate with multidisciplinary teams and manage communication with stakeholders.
  • Lead complex, high-profile project design and delivery.

Leadership and Culture:

  • Prepare and deliver presentations and reports.
  • Ensure stakeholder engagement complies with standards.
  • Uphold NEOM's culture and values, acting with integrity and fairness.

Experience & Qualifications:

Knowledge:

  • Understanding of project management, risk management, and scope definition.
  • Knowledge of international standards, codes, and sustainable design principles.

Skills:

  • Excellent conceptual, design, and communication skills.
  • Proficiency in Revit, AutoCAD, Rhino, Adobe Suite, Grasshopper, V-Ray, and other relevant tools.
  • Strong organizational and leadership skills.

Experience:

  • 15+ years in architectural design and management, with experience in large-scale projects.

Qualifications:

  • B.Arch or B.Sc. in Architecture; postgraduate qualifications and international accreditation preferred.
