Job Title: BMS Technician
Department: Facilities Management / MEP Services

Reports To: BMS Supervisor / Facilities Manager

Position Overview:

We are seeking a skilled and detail-oriented BMS Technician to oversee the operation, maintenance, and troubleshooting of Building Management Systems (BMS) to ensure the effective performance of HVAC, lighting, fire alarm, and other integrated systems. The ideal candidate should possess hands-on experience with BMS hardware and software, strong technical acumen, and the ability to work in high-pressure environments, particularly in commercial or industrial facilities.


Key Responsibilities:
  • Monitor and operate BMS systems to ensure optimal building performance.


  • Conduct regular inspections and preventive maintenance of BMS hardware and software.


  • Diagnose, troubleshoot, and repair faults in BMS systems and associated field devices (e.g., sensors, actuators, controllers).


  • Perform calibration and configuration of system components as per OEM guidelines.


  • Collaborate with HVAC, electrical, and mechanical teams for coordinated maintenance.


  • Respond promptly to alarms, faults, and client requests.


  • Maintain documentation for system changes, repairs, configurations, and daily logs.


  • Assist in the installation and commissioning of new BMS systems or upgrades.


  • Ensure compliance with safety, environmental, and building regulations.


  • Stay updated with the latest developments in BMS technologies and protocols.


Essential Qualifications:
  • Diploma or ITI in Electrical, Electronics, Instrumentation, or related field.


  • Certification in BMS or Controls Systems is preferred (e.g., Siemens, Honeywell, Johnson Controls).


Skills Required:
  • Strong understanding of BMS protocols such as BACnet, Modbus, LonWorks.


  • Hands-on experience with major BMS platforms (Siemens, Honeywell, Schneider, etc.).


  • Knowledge of HVAC systems, controls, sensors, and actuators.


  • Ability to read and interpret BMS schematics, wiring diagrams, and layout drawings.


  • Basic networking knowledge and computer literacy.


  • Excellent problem-solving skills and attention to detail.
