Job Title: Asset Manager – MEP
Location: Jeddah, Saudi Arabia
Role Summary:
We are seeking a highly skilled Asset Manager – MEP (Mechanical, Electrical & Plumbing) to oversee the evaluation, optimization, and lifecycle management of assets across our property portfolio. This role will focus on ensuring maximum efficiency, value retention, and operational reliability of MEP systems through comprehensive asset planning, evaluation, and integration with facility management processes.
Key Responsibilities:
Asset Evaluation & Planning
- Conduct detailed evaluation and condition assessments of MEP assets (HVAC, electrical systems, plumbing, fire safety, etc.).
- Develop asset register and classification based on functionality, criticality, and lifecycle stage.
- Prepare asset lifecycle cost models and replacement planning schedules.
Asset Lifecycle Management
- Oversee the entire lifecycle of MEP assets – from acquisition and commissioning to maintenance and decommissioning.
- Analyze performance data to improve asset utilization and reduce lifecycle costs.
- Develop and implement preventive and predictive maintenance plans in coordination with FM teams.
Asset Description & Documentation
- Maintain accurate records of all MEP systems, including technical specifications, performance benchmarks, warranties, and service history.
- Ensure asset descriptions are standardized and integrated into CMMS (Computerized Maintenance Management System).
- Monitor updates and ensure documentation aligns with operational, safety, and compliance standards.
Facility & Property Management Support
- Work closely with facility management teams to align asset performance with building operations and energy efficiency goals.
- Support procurement, budgeting, and contract management for MEP asset-related projects.
- Coordinate with project teams on refurbishment, upgrades, and capital expenditure planning.
Compliance & Reporting
- Ensure compliance with local regulations, safety standards, and industry best practices.
- Prepare technical reports, cost-benefit analysis, and asset condition reports for management.
- Support risk assessments and contribute to strategic asset planning initiatives.
Qualifications & Experience:
- Bachelor's degree in Mechanical or Electrical Engineering, or a related technical discipline.
- Minimum 5-7 years of experience in asset management, MEP systems, or facility management within real estate or infrastructure.
- Strong knowledge of asset lifecycle planning, condition assessment, and FM integration.
- Proficiency in asset management software, CMMS, and Microsoft Office tools.
- Familiarity with sustainability and energy management initiatives is a plus.
- Excellent communication, documentation, and coordination skills.
