Job summary

MicroSourcing, based in Parañaque City, seeks a Site Acquisition Specialist to drive location scouting, lease negotiations, and coordination with landlords for tower sites. The role is onsite at Harton Corporate Center with shifting schedules.

Responsibilities

• Drive search rings, evaluate locations for cell towers and network nodes.
• Prepare and submit SCIP and upload due diligence into client databases.
• Draft, negotiate, and finalize Lease Agreements, Amendments, and easements with landlords.
• Submit collocation applications and secure landlord consent for upgrades.
• Obtain zoning, environmental, and municipal building permits.
• Coordinate with A&E vendors for analyses and review.
• Secure NTP sign-offs and ensure pre-construction compliance.
• Maintain milestone forecasts and manage project budgets and documents.

Responsibilities:

• Drive search rings, evaluate physical property locations, and select potential candidate sites for cell towers and network nodes.
• Prepare and submit Site Candidate Information Packages (SCIP) and upload required due diligence into client databases.
• Perform lease audits and draft, negotiate, and finalize Lease Agreements, Amendments, and utility/access easements with landlords.
• Prepare and submit collocation applications to tower companies and secure necessary landlord consent for equipment upgrades.
• Obtain required zoning, environmental, and municipal building permit approvals.
• Coordinate with Architecture & Engineering (A&E) vendors to review deliverables and order structural analysis reports.
• Secure final Notice to Proceed (NTP) sign-offs and ensure all pre-construction compliance requirements fully met.
• Maintain milestone completion forecasts, track project budgets/fees, and manage document control across all client platforms.

Non-Negotiables:

• Educational Foundation: Bachelor's degree required.
• Lease Drafting & Negotiation: Demonstrated experience reviewing, drafting, and negotiating complex commercial real estate leases, amendments, or legal contracts.
• Travel Flexibility: Willingness and capability to travel 10% to 40% of the time for field site visits, candidate searches, and landlord meetings.
• Database & MS Office Proficiency: Advanced skill using Microsoft Office and specialized real estate database systems for tracking and document upload.
• Organization & Detail Orientation: High level of precision when checking technical documents, municipal codes, and legal lease terms under fast-paced project conditions.

Preferred Skills/Experience:

• Direct experience in Telecommunications Site Acquisition, real estate leasing, or right-of-way contracts.
• Background in construction, reading technical construction drawings (A&E plans), or working with local zoning ordinances.
• Prior experience managing tower company collocation portals (e.g., American Tower, Crown Castle, SBA).
• Proven track record of managing customer-facing relationships and driving client database milestone completion.
