Job summary

landco pacific corporation is seeking a Project Director to lead the development and turnover of premium leisure and residential estates, including Tagaytay and Calatagan projects. You will orchestrate concept, planning, permitting, and cross-functional execution across marketing, sales, finance, and operations.

The role requires at least 5 years in real estate, strong stakeholder relations, and hands-on leadership to drive project performance and timely delivery.

Qualifications

• At least 5 years of relevant real estate experience across development, operations, sales, or business development.
• Experience with leisure or residential estate projects is preferred.
• Experience coordinating cross-functional teams and engaging government agencies is a plus.

Responsibilities

• Lead project concept development, masterplan, and business plan aligned with targets.
• Secure permits and maintain relations with LGUs and regulators.
• Oversee day-to-day operations and coordinate technical, marketing, sales, and finance teams.
• Monitor cash flow, budgets, and cost-to-completion; manage project risks.
• Lead HOA engagement and turnover processes to homeowners.
• Directly supervise project staff and foster accountability.
• Assist in land acquisition due diligence and market trend insights.
