Job summary

Green Ocean Property Management is seeking a Part-time Evening Maintenance Coordinator to support after-hours maintenance operations. You will monitor requests arriving in the evening, assess urgency, and ensure rapid dispatch of on-call vendors, while keeping the system clean for the next business day.

This remote role requires availability during evening hours and alignment with EST. You will document actions, communicate with tenants, and provide morning summaries to the team.

Qualifications

• Strong written and phone communication.
• Detail-oriented and organized; able to work independently.

Responsibilities

• Dispatch on-call vendors when required

• Provide updates to tenants

• Keep communication clear and documented
• Update ticket statuses
• Close completed work orders
• Follow up on open or pending items
• Upload invoices and supporting documents

We are hiring a Part time Evening Maintenance Coordinator to support after-hours maintenance operations.
This role is responsible for monitoring and responding to maintenance requests that come in during evening hours.
The goal is simple: make sure emergencies are handled quickly, vendors are dispatched when needed, and the system is clean and organized for the next business day.
This is a remote position, but availability must align with EST.

Core Responsibilities

• After-Hours Coverage
• Monitor maintenance platforms, inbox, and phone line
• Respond to tenant concerns in a timely manner
• Determine whether issues are emergency or non-emergency
• Dispatch on-call vendors when required
• Document all actions in the system
• Vendor & Tenant Communication
• Coordinate with vendors for urgent repairs
• Provide updates to tenants
• Track ETAs and confirmations

• System & Task Cleanup
• Update ticket statuses

Escalations

Escalate high-risk or complex situations to the Director of Maintenance when necessary

Requirements

• Experience in property management, maintenance coordination, or similar operations role
• Comfortable handling urgent situations calmly
• Strong written and phone communication
• Detail-oriented and organized
• Able to work independently during evening hours
• Familiarity with Buildium, Property Meld, or similar systems is a plus
